This isn't a new problem, but it has become more apparent.

I'll run ads on Zillow Rental Manager and Craigslist, and prospects will respond with dates and times that work for them. The thing is, most of them have been 3,4, and 7 days in advance. They are really taking a chance with that. And just today I had to cancel 8 showings because a guy who saw a unit yesterday got his application and background check fee to me without delaying.

Who knows, maybe a lot of tenants are just casually looking.

In business I act quickly and decisively. Maybe that's part of the reason why I am a landlord and they aren't. Who knows...

I experience this as well. Part of the reason I moved to lockbox showings. I tell them they can go whenever and just let me know that day and I will get them the code. In 7 days if it's been rented, I will just respond with the house has been rented and no longer available. You can check out other listings I have at abcrentals.com if you like and I can schedule a showing for one of those.

For those that don't want to do lockbox, I would just have them confirm an hour before the showing. If they text/call to confirm, you can tell them it is not longer available at that time. Saves you from going through the calendar and cancelling everything. --72.209.xxx.xxx

That's great that you have a system that works for you.

However, I don't want just anyone having access to my properties, and especially when nothing is available. Why do showings when the unit has been rented?

I also don't want to have to keep changing lockbox combinations.

(Texting is turned off on my phone). I also never confirm appointments, as that is a test of how responsible they are. Cancelling showings is easy. That was just really an observation. --76.120.xx.xx

I'm minutes from my rentals, so if someone makes it through the prescreening and I am schedule a showing, I put the onus on them to text an hour before to confirm and I tell them if they do not contact me I will not be there. If they can't do that much the future doesn't look good anyway, so it's another screening tool. --24.194.xx.xx

I had one that I showed a two room studio unit to. It was a tough rental market at the time, so he tried to drop the advertised rent amount by $75.00. I gave him a counter-offer by lowering it a slight bit, I think I said by $25.00. He said that he'd think about it, and left. The next appointment an hour later immediately took it at the advertised rent. The original guy returned back about three hours afterward, to say that he would take the unit at my counter offer. I had to tell him that I already had an application for it. Boy, that really made me feel so good inside. He who waits - loses! --67.176.xxx.xxx

Good! Trains them to make a decision fast and not shop around and compare. Once you know you'd like to make this place home, move it forward. I love hearing how they missed out, huge opportunity for me to get a holding deposit. This time of year people have money to move due to tax refunds. Once beat out they learn to be an opportunist! I have a tenant right now whose lease expires April 30th. He wants to extend it for another 60 days, month to month, and with no rent increase. He will be job transferring out of state (to Raleigh, NC). I will decline his offer, since May 1st is the hottest rental month in the rental season, and I'm certain the apartment will rent quickly - especially since a new kitchen floor and refrigerator was recently installed there. That just seems so foolish. I just had a four showings a couple of days ago. The first appointment said he wanted to think about it for a day or so because he had just gotten a divorce and was struggling with the idea of having to pay someone rent. Next appointment was a perfect prospect and I encouraged her. She didn't need too much prodding though because she had been looking and was struggling to find something in her price range that wasn't snapped up before she could see it. She decided to fill out the app right there...and that was great with me.

Most of the home buyers out there have learned that in a hot market you need to act quickly and decisively or you will lose out to the next guy. Most of the tenants just seem to think that if they don't get yours another one will be coming up tomorrow. Very hard to understand, but some of it could have to do with them still struggling to stomach rents being higher than they would like in general. --24.20.xxx.xxx

I think a lot it is because so many people have the mentality that the world revolves around them. They just assume that the apartment will be there for them to see on their time. Just like so many ignore things like No Pets and No Smoking, they think they are an exception. --71.10.xxx.xxx
