I've decided to run PA Courts on every contractor I'm considering just to be sure who I'm dealing with. It's like a pre-screen as I'm figuring that however you handle your personal business will reveal how you handle business generally. Got one here that has two evictions from the same LL. He settled the first one but got evicted by the same LL about 8 months later. This went down in July of 2018. In addition, the guy had drug charges. He's got a hustle not a business.

Checking these guys has to be a standard operating procedure for the very same reason we do it with tenants. What comes to mind are the incidents of tenants killing LL's over rent disputes. The very same thing could occur with a contractor.

I am a contractor and the best advertisement is by word of mouth. Then when someone what's to check me out they can look up my license, bond and insurance online or with the State Contractors Board. Also my bank will give a good reviews. --47.156.xx.xx

As Robert said, it's easy to check out legitimate contractor with the appropriate state licensing board. --96.237.xx.xx

Good luck ever finding anyone to help you then. 9 times out of 10, these guys are in this field because they can't get hired anywhere else. However, some of them get on a better path. A lot of the guys I use (when I use help) are active in AA. That needs to be part of your screening as well if you're going to run everything through pa dockets.

If not, you'll be using the 1 out of 10 contractor that is above what is needed in this business as far as skill and price is concerned. --50.32.xxx.xxx

GKarl, the "licensing board" of Pa is classic shakedown money like we like to do here in Pa. Anyone who has the HIC registration from the attorney generals office paid the $300 fee and is an instant contractor in the eyes of the state. Means nothing in regards to skill. --50.32.xxx.xxx

Along with the drugs comes being a thief, lier etc and you don't want to deal with that and you don't want that person in your tenants apartments --72.231.xxx.xxx

I agree with what NE said. Especially in my state where having a record seems to be so common. Obviously violent people are a no, and likewise someone who's been involved in fraud.

I've thought about it and it's not like you're stuck with them long term like tenants. Just don't leave tools laying around that they can steal!

Yeah, the PA Licensing Board is a joke. It's best to go by referral here. The contractor referenced above found out I'm a CPA and now wants me to do his taxes. --64.121.xxx.xxx
