Got a kid who's currently living with his parents. Has a decent job but this will be his first apartment. I've been the first LL for a few young people between apartments and rooms. The majority have been decent. There were two duds and one of those I had to evict.

Kid is looking for an affordable apartment and has been on the job for a couple of years. I've not run credit yet, but I expect he has none. That's not uncommon. Income meets my requirements. The employer is local and he's been there a couple of years.

Lack of land lord history is on my list of "fixable" issues. If everything else is golden, then all he'd need is either a rock-solid co-signer or extra deposit.

Run a credit check where it maybe possible a rental address will come up along accessing how bills are paid. In Ontario which has very low or no vacancy rate most are only accepting those with scores above the 700. --142.112.xx.xxx
