Allow occupant not on lea (by Ginnie [WI]) Posted on: Mar 13, 2019 3:24 PM

I received an application from a couple where the woman more than qualifies, but her boyfriend does not. I told them no (he has a felony conviction for selling pot several years ago, and an eviction). She asked if she could be the sole person on lease. They included pay stubs for both of them (both working 2 jobs), and a letter divulging the boyfriends poor history. Would you rent to them?

What will happen when the boyfriend start to use or sell drugs again? You know! The female tenant will move out and you will be stuck with a drug dealing non-paying occupant that you will have to evict. This is an old story that I've gone thru several times. --47.156.xx.xx

No. I just had to ask a couple like that to leave. She was well employed and he lost a job and tried to start three smelly nasty businesses in the garage. I sent them notices and then told them to get a lawyer so they left. Don't do it. --173.61.xxx.xx

Short answer is no. Even if she says he won't live there, he will. There is a good chance that at some point she will leave and then you will have him alone, without being on the lease. While you can still evict, here, it makes serving a little more difficult if they aren't on the lease. --50.26.xx.xxx

NO, NO, NO! Even if they stay together, you don't want that type of trouble - do you?

Screening isn't just for who will be on the lease and financially responsible, but to control who lives in the property - so you can avoid things like criminal activity. Not sure how many is "several" yers ago, but selling is also different from possession. How long ago was the eviction? Is there a balance owed? He is not approved for more than one reason.

No - you will be sorry. And if she is with him, she may not be as great as she looks on the surface, either. --68.10.xxx.x

Thanks everyone. I told her I could not have an adult in the home that wasnít under contract with me and wished them luck in their search. --12.148.xxx.xx

It's not a rare occurrence for me to reject a really good female applicant because she has a loser live-in boyfriend. I don't want him on my property. --98.146.xxx.xxx

It's always tempting when they have the money. Taking them is high risk as you recognize and a gamble. I think you did the right thing because adults tend not to change bad patterns of behavior. A leopard does not change his spots. --216.23.xxx.xx
