I have 37 units and over 20 years of doing this with electric stoves I have mostly avoided the glass cook top stove however since I like to buy my stoves in great condition for 100 dollars or less used on craigslist or Facebook, there are a lot of glass cook top stoves out there. The more I think about it since my tenants are sometimes decent but sometimes scum of the Earth the glass cook top could help dramatically with keeping the stove clean on turnover. What about replacing the burners those that need done frequently is that hard to do? I have a feeling I'm gonna start buying I'll whole lot more of these. --71.207.xx.xx |

I've only had one glass cooktop. It was my favorite stove of all time! Easy to clean, just had to remember not to put things on it. That could be an issue with kids.
Ours was a Kenmore (I think) with the grey speckeled top, not the solid black. I used Ajax on it with no issues, but I've read on here it will scratch the shiny black tops.
With tenants YMMV, but if they break the glass bill them for a new stove. They look nice. --47.216.xx.xxx |

They make special glass cooktop cleaners that apply like car polish. They work well. All the conventional cleaning stuff leaves a film you can see in the reflection. Also stubborn stains can be removed with a razor blade, like the glass scrapper that removes stickers.
IMPORTANT TIP: My appliance guy recommended that you use a different burner each time you use it. Don't get into the habit of just using the same burner all the time. Rotating reduces the wear and tear on one and spreads it evenly. He mentioned that he often had to replace the favorite burner and the rest looked pristine. From my limited knowledge with just a few of them.
I have them from tenants paying extra for the upgrade.
And then with a new tenant we will have in the lease that we will replace with a coil top if ever we need to.
Elements are a lot more expensive to replace. But I have never had one burn out. Oldest one about 15 years old.
Good tenants keep them up and we like them at turnover.
Bad tenants will use cheap pans or cast iron and scratch up the top.
They need good flat bottom pans for it to heat well. And no cast iron. --73.152.xx.xxx |

Most new appliances the cost of parts can easily exceed over a hundred dollars where can buy another used appliance for $75.00 to $150.00 dollars. In the province of Ontario hydro electric costs are very expensive as the previous government paid large subsidies to foreign wind turbine companies a lot of people are converting to natural gas stoves, natural gas clothes dryers to cut hydro electric costs. So on the internet sites a lot of the glass top stoves completely loaded are around a hundred dollars. If a tenant damages or breaks the glass top it easily costs over $300 dollars so at that point it is better to replace with another used stove. When ever changing out a stove check the condition of the stove in the tenants apartment . If the stove is in good clean condition then give that stove to a tenant who has a dirty damaged stove then give the glass top stove to tenant who takes care of appliances. That way you are minimizing having to two damaged banged up stoves. Then over time repeat where eventually all the stoves are changed out. Here if a appliance costs under $300 it can be expensed out instead of amortizing over 5 years. So check with accountant. --147.194.xxx.xx |

Have been using smooth top for 10+ years in rentals. No burners have stopped working. Self cleaning ovens too... love them. I have my HUD tenants using smooth tops, no issues. No problems. Not one service call. --99.203.xx.xxx |

I avoid them. Inherited three. Two ended up with broken glass tops and one needed an element replaced to the tune of $200. Tenants don't clean them and the tops end up looking awful.

I've had a glass top in my own home and hated it. Every drop of anything that drips on the top is immediately welded on.
There is a glass top in one of my rentals and it is always filthy with baked on, hard to remove food whenever a tenant moves out.
The drip pans in a traditional stove are always a baked on mess, too, but I replace them and bill the tenant. Drip pans are cheap.
I occasionally get a tenant who cleans well and often, but that rarely extends to the stove.
I only buy self-cleaning ovens so I don't have to scrub out the tenant's baked on greasy cruzz out of the oven. --98.146.xxx.xxx |
