I’m sure almost all, if not everyone does some form of credit, background, and eviction checks. My question is does anyone use the credit, background, and past eviction check site listed at the top of this site? If so how do you like it? Is it user friendly, and through? What don’t you like about it? If you don’t use it what 1 do you use instead and why do you prefer it. --71.248.xxx.xxx |

I use it. Easy to use after being inspected. You get a full trans union credit report. I’m not sure N.H. eviction/criminal appear. I believe you have to get that from each individual court. There is no centralized reporting in NH --24.61.xxx.xx |

I use the service on this site, I like it seems accurate. The evictions are hit or miss. Use your local courts for that. It is not user friendly, the login is flaky, because you go thru 2 sites to get there I think. --68.60.xxx.xx |

We've been using this site for years. We use to use a company called Tenant tr***** but found this site had more info. Before I claim this SITE as my favorite puppy let me say this. YOU need to combine your info. Toady's applicants are more tricky than ever. We recently came across a site on Cregs lists that would make several pay stubs for you and use your town and area to fabricate them. Cost 35.00.
For us we start with a court records check civil and than criminal. Next close inspection of their DV license. We use the address on the license to verify, through county records, where that address was and who owned it--. Someone applying for rental is almost always renting already. So the address is critical. Should everything check we than do the report and meld that into our decision. If the prelim stuff checks out the credit report will validate that.

I use this site and I like it well enough. My only issue is that I have never had any applicant come back with anything, not even a traffic ticket, on the criminal background check, so I question how good that part of it is.
I had a company I liked a lot better, but there was an annual fee that they raised to a point that it was much too expensive for me with my minimal number of credit reports that I run.
There are years when I don't have any vacancies and can't justify several hundred dollars in membership fees.

Myob [GA] I know what you mean by you have to work at it, you can’t just pick it up in the back yard. I had a couple looking to rent here a little while back, Credit report was very good, I had a friend run his name in MA for a criminal record and all came back good there, his references were good, his boss though, he talked this guy up like no tomorrow on how great of a guy he is and just went into way to much info I felt trying to “convince me” he was a great guy. but something about the guy, I can’t put my finger on it , but I just didn’t like something about him. I’m sure you guys/gals have just had a feeling about someone before you didn’t like and didn’t know why. My wife said I’m just paranoid. Well I dug deeper and found he held a plumbing license in RI, then from that found a RI address of his. He didn’t list on his application that he had ever lived in RI. So I checked RI and ding ding ding. He had multiple arrests, drug arrest, warrants for failure to pay child support, warrants for felony larceny. And actually was arrested on a warrant a week or so before the showing. --71.248.xxx.xxx |

As a LL you get the Gibbs gut feelings (from the NCIS show) JKJ MA let us all applaud you..... that's exactly what i'm saying you get a feeling.
I can't say HOW many times I've said to myself-- oh these people are the ones--- so many times it's embarrassing to admit and then get my hopes all dashed to heck when you find arrest after arrest and eviction after eviction-- they- tenants learn to lie very well. I use the credit check site advertised here and have been happy with the credit checks. I try to do my own criminal history checks before I run the credit checks. If I can't access the criminal history or am unsure I also run the criminal history check. I haven't had anything come back on the criminal history yet because I catch most of them on my own before I run a credit check. --99.165.xx.xxx |
