I am scared the tenants using child or old member as excuses for being very picky. One tenant said very bad word about me when I want them move out with 85 year old grandma. The reason I want them to move out is because of their 25 year old son. --97.91.xxx.xxx

Did the family move out? Clean up the place, and rent on. Don’t worry about what people say, unless your business relies upon consumer reviews. Even then, If you know you are providing a good place, at a fair price, most customers will be fine. Some people will be unhappy because you won’t tolerate their bad behavior. Too bad. Your good tenants appreciate the family with bad behavior is gone. --172.56.xx.xx

I tell them utility cost follows the user, if they wash lots of cars they get a high water bill, same with lights and space heaters left on - high bill, turn up heat and open windows for smoking - high has bill. My parents used to say heat the outside with your own money...

Heating anything with electric is more expensive then using natural gas. If a house has a gas stove, natural gas demand water heater and natural gas clothes then the electric bill will considerably less. With natural gas there is no peak time charges. LED light bulbs can easily bought for a dollar or two where changing out will reduce electrical consumption. It is also important for tenants to practice conservation such as closing all windows up tight, turning tv when not using along with keeping the thermostat at room temperature not above. Adding more insulation will reduce heat loss and heat gain in summer. A lot of older buildings have low levels of insulation. --147.194.xxx.xx
