So far in my own house I'd say my cats. I think there was a territory dispute around the litter box, and one cat sneaked behind the TV stand and peeded. We didn't find out until we smelt it, and by then, 2 sq ft of the hardwood was almost black. --100.1.xxx.xxx

It’s the humans managing their animals that make the difference.

Little dogs temd to nervous and will chew and dig at the carpet. Their urine is so tiny it dries quickly and people don’t notice it. Dots everywhere.

Incannot emphasize too much - since starting the 2 Minite In Home Visit prior to final approval we habe not had any animal damage, and we have TONS of animals in our homes.

I just did an In Home today. 90 pound dog. Well mannered. No issues. Will ring me $570 extra cash this year. They may or may not bring the cat which just hides all day for another $570.

BillW, could be territory dispute or medical issue. If it's territory...food for thought. You should ideally have a minimum of 1 litterbox per cat plus one and the boxes should be at least 6 feet apart, more space is ideal. So, if you have 3 cats you should have at least 4 boxes minimum.

Could also be medical, cats will urinate outside the box if there is a medical issue. --97.32.x.xx

I haven’t heard of a cat attack lawsuit, that is the most serious damage. Dogs do surface damage to floors, doors and window frames. Cats leave a stench so bad that you have to actually rip out the floors, doors and window frames. --71.10.xxx.xxx

By far, my most expensive damage has been done by children.

Cats have done really expensive damage. The worst was almost $3,000 to fix.

I've had very little dog damage, but I screen dogs carefully and don't allow puppies. It's almost impossible to screen a cat. --98.146.xxx.xxx

I've not had terrible damage done by cats except when I allowed way too many in one unit back in the day and owner was NOT good about keeping litter box cleaned. Now I will allow max two.

Recently had a cat scratch the carpet at the door so much it shredded about a 6 inch wide line. We can fix it with a threshold doo-dah of some sort.

Had a dog get locked in a bedroom for hours at a time that just destroyed that carpet: shredded the carpet at the door, peed and pooped on the rest, shredded the wooden door...this woman was a government contractor who turned out to have drinking and anger issues...she now works for Walmart. Started in the Electronics Department which requires some skill, noticed she is now in the produce department stacking tomatoes. So that was an owner issue not the dog.

Had a bored dog who chewed window sills at one place.

Had a woman keep outdoor cats at one place and when she left we had the worst flea infestation you have every seen. Took two weeks and multiple professional treatments as well as nearly nightly bombs to kill them. In the meantime we could not work in there so lost two weeks... --50.82.xxx.xx

Brad, we had the most lovely dog named Oliver at one of our places. 150 pounds, as tall as my chest. Would lead you to the jewelry for a cookie.

Sadly, the husband died, and quickly, from pancreatic cancer :( The wife was depressed and despondent and I think she spent days in bed...poor Oliver had to take care of his own needs...He found peeing in the return register in the hall to be the cleanest thing he could do for himself. And he confined his giant poops to the Allure flooring...sad. --50.82.xxx.xx
