How do I reject one student, in a group of 10 students, who are on a single lease, that starts this June? Nine students have submitted applications, signed the lease, and submitted their portion of security deposit. One student has not submitted her security deposit, has just given in her application, and keeps asking “what’s the deadline for submitting security deposit?” She says her parents are going through some rough times. I’d really like to be done with this person, but how do you reject someone like this, whose application meets my criteria for the application but does other objectionable actions? I guess I could make my written criteria that: “security deposit must be submitted within one week of application approval or tenant is rejected”. Hmm.. that sounds pretty good. What do you think? Take action for 2020 school year, the deadline for 2019 has passed. Maybe parents need to recover first but when I went to college everything was Vee paid.

Do you have other applicants who you can approve? This person is not yet approved so you don’t have to hold the spot for her. I explain to all applicants ( even once they are approved) that first approved applicant that furnished all deposit money gets the place. --71.10.xxx.xxx |

BillW, I have great news. You just answered your own question.
Fix your criteria. The last item on the checklist should read:
"Applicant is cooperative, diligent, and demonstrates respect and courtesy in all stages of the application process."
Do you want an uncooperative, butt-dragging tenant? No, you do not. Think how it will be when it comes time for rent payments! Late 2 day...late 1 week...nope, not interested in chasing rent.
If this were a job interview, you'd have been done with this person the first time they failed to respond. Too many other qualified folks who know what a sense of urgency means.
How do you reject? Easy. The same way you reject any. other. applicant. Use a formal letter/email that says everything and nothing at the same time. This is how professionals do it.
"Unfortunately, you do not meet our rental criteria at this time. IF you would like detailed information, please send a self-address, stamped envelope to 123 Anywhere Ave...."

Thanks S i d. That woke me up. Yes, fix my criteria. I see there’s a lot of examples on line.
And yes, like a job interview, you’d be rejected at the first example of being irresponsive or disrespectful.

RentsDue, that’s normally what I tell groups who are interested in renting from me, that is: “first come first serve, whoever gets the applications, security and signs lease first”. But this is a little different, as it’s a single individual, in a group. I guess this is a result of my new policy, allowing students to secure the house with the persons they have (at least ¾ of the total group), and they can add persons later. I also allow them to pay partial security deposit, so if they plan to have 10 persons in the house, and only have 8 at lease signing, each person pays 1/10 of the security deposit, so I only have 8/10th of security at original lease signing. I get the other 2/10th of security deposit, once the persons are added.

10 students on a single "joint and several" lease? If that is the case, then I don't think I'd worry so much about this. I'd tell her the deadline for the S/D is move-in day and then make it clear to EVERYONE that the total S/D must be received by that day before ANYONE can move in.

Yes, the lease states "are jointly, severally and individually bound by..this Lease" and I do require a single rent payment, which lets the tenants know they need to come up with the full rent, regardless if one person in their group doesn't pay. However, I do hate to saddle the group with this person who may be a slow payer or a problem in some other way.
Well, I've heard a range of recommended responses, and they all make sense. I think I'm going to review my correspondence with this person and make a decision. Sid helped me realize if I had more specific acceptance criteria, I wouldn't have to deal with something like this on a case-by-case basis, but instead I'll have a rule to follow.

I rent to students who share houses. if one does not meet criteria I let that person know & let the others they need to find another. I tell the others the one did not qualify. no reason given to them but to the one whose application did not. --104.218.xxx.xx |
