This is now just 1 week I have not gone to my paycheck job, and I don't want to go back! It started as a problem at work that mushroomed into a big deal, and unwanted time off. I have had time to realize this is an OPPORTUNITY to step into the next chapter of my life as a full-time R.E. investor/Landlord.
Those of you who have left your paycheck jobs may recall how it felt.
I am so HAPPY (hey, I know there is a lot of WORK ahead, but let me have a day or two ; ) and at peace with my decision to leave that paycheck behind - just a matter of when / how to do it permanently, on my terms.
It has occurred to me that, while working at various jobs for decades, I have always longed to be doing RE deals & renovations. Now the kids are grown, I have enough survivor benefits from my late spouse to provide my basic needs, and I'm done making excuses.
Today, for me, freedom is:
Watching the morning news report on traffic jams, and not caring
Not wondering if/when someone else will tell me I will have time off to attend the convention or go visit family, etc.
Eating lunch when, where, and what I want.
There is more, but I want to hear from you:

I drove threw I95 traffic friday afternoon to visit my friend...passed two accidents and almost got rear ended, no way in the world I'd put up with that commute for 30 years. I have no idea how people do it. --24.45.xxx.xx |

Freedom is ... having the second cup of tea in the morning, just because I can.
Freedom is ... not caring whether it is daylight saving time or not.
Freedom is ... a trip to the Home store, grocery store, or whatever other store at a not so busy time.
Freedom is ... going out to lunch with a friend with 15 minutes notice.
Freedom is ... taking my puppy for a walk when I want to, well not really, sometimes when she wants/needs to!

I am now in my 13th month of retirement from a paycheck job. It was at the VA and it was awful. For the first time in 36 years of medicine, I had to deal with a boss who bullied all the women. He was horrible to the Nurse Practitioners and I had it a little better as I was older than he and an MD while he had the Indian medical degree. However, he was still a bully and many people tried to tell that to HR at the VA(I did not waste my breath) , but they remained deaf.
On the day I left. I had a parting interview in HR, and I told them I was glad to walk away from an abusive supervisor and I would wait for the day they had to confront the ongoing harassment of women practitioners in their hospital. Remained deaf.
I am catching up on sleep after years of going 36 to 48 hours without sleep. I garden to my hearts content. I am much more busy as a Landlady than I thought I would be. My mother also lives on my farm in her own double wide and she is reaching end stage dementia. So glad I rerouted all her 911 calls to my phone. So my freedom is going to be impaired until she dies, but still I am free of the mess medicine has become.

I took the jump last summer. It took me a few months to settle into the new routine but I wouldn't go back for the world. I don't miss the politics and other craziness one bit.
My freedom is doing what I want to do instead of at the whim of someone else; time to spend with friends and family; doing the tasks I want and hiring out the rest; spending time traveling with my wife; volunteering time and energy to help others; and a lot more reading than I was able to do before. Mostly, I am thankful for the new life perspective I have gotten since I left, I actually take time to enjoy the little stuff that I didn't even notice before. --50.26.xx.xxx |

Over 3 years now. I don't miss the day job...AT ALL. I worked with good people and had considerable freedom in my hours and projects. That's the only reason I stayed as long as I did.
In the past 3 years:
I have set an alarm twice, both times to catch a flight.
I have a standing lunch date with my daughter weekly
I get to work with my grandkids on special projects.
I am busier than ever...but I get to chose what keeps me busy.
Sweetie is happier than ever. We spend more time with each other, doing important stuff and not so important stuff...but doing it together.
With the addition of my last property, my income is actually higher per month that it was when I quit the day job. And it's WAY fewer hours involved.

As the cliche phrase too good to be true, I took a position with a large government contractor and bicycled or walked to work there, the founders children took about 6 years to run the company to the ankles while a few like myself tried to overcome the quality control problems but the returned product exceeded the shipped and I was the last person on staff to load the auctioned manufacturing equipment for transport elsewhere, the owners allowed me to pick thru the leftovers, someone took the time clock and I interpreted that as my sign to disregard having a boss and spend more time with family. What a fun ride...

Most landlord investors need that extra income, job, to qualify for financing. While one of my friends and his wife worked with an annual income over 1/4 million, they didn't take the time to shop for income property. With that income they could have amassed a large portfolio. Now that I see what has happened in the past week I won't take quite so personally how you ripped my head off in a recent post. Maybe you would have done it anyway...
I remember when I was laid off for a couple of months several years ago (it was the first time it had happened in my life and I was devastated at the time). I woke up the next morning and I had never felt such a great feeling. A feeling of freedom and of new possibilities. A few days later I enlisted at a nearby college and began taking college courses (which I continued until I completed a two Bachelor's degrees.
I continued to work for that company for another five years (while going to school). But when I left for good (after graduating) I knew I was going to be fine. --24.20.xxx.xxx |

Tiny suggestion: Without a little pressure and self imposed goals and deadlines your day can fill with minutia or "justified" breaks like yakkng it up at Lowes with other LLs. The day can disappear.
At the job the BOSS set the deadlines to keep the business moving. Without a boss YOU must set the deadlines.
It's fun! I'll stay up all night to meet MY goals!

I hope you stand on a chair next to Brad at the convention and yell "FREEDOM" with him!
I quit 5 years ago and LL has been the best job I have ever had. Code enforcement and bad tenants are not a problem.
I find I am working "smarter" on RE than I did when I owned a business.
Like Brad said, it is now time to set goals for the next phase of your life. My goal was to have the RE income exceed the W-2 income. I should be at that point next year when I turn 65.
