I have 3 tenants in a residential home. Bad tenant threatened to hurt good tenant. Good tenant called police, police called me and said they couldn't do anything since no physical contact was made by bad tenant, but that bad tenant had been arrested 2 days earlier for a DUI and that he is acting very aggressive. Police leave and good tenant leaves. Neighbor calls me saying Bad tenant begins breaking the outdoor light fixture and mailbox.
The neighbor and myself call the police. Bad tenant is arrested only for public intoxication.
Good tenant gets a restraining order for 3 days and bad tenant is banned from the property for 3 days.
What is the quickest way to get the bad tenant out? Police told me the eviction process is the only way. However, here in my city it's 2.5 months to get a tenant out of they know how to play the game. Seems like this 3 day ban would only aggregate the bad tenant even more. Any other tips or suggestions are greatly appreciated.

Is the 3 day restraining order a temporary RO? Find out if good tenant is going to get it extended. I just had that happen here with 2 tenants that lived together. Probably the only situation in MA that I could ever legally change locks on a tenant. Because bad tenant is damaging your property you may be able to get a RO. Rooming house or single family home with 3 people that moved in together?
If the latter, Jointly and severally liable. Kick them all out. The bad tenant will only end up back there.

I agree with JB [OR] and rents due [MA] consult with an attorney, the only thing I would add is document everything, take pictures of damages, keep records of police reports, and write down exactly what is occurring, and the date and time it occurred then sign and date the paper for your records. Find out how to pile on the charges - trespassing: if 'bad" comes back during restraining order (do you have security cameras?). Vandalism, drunk in public again. Document everything and yes - a good lawyer.
Is there nothing in your lease or LL/Tenant laws that addresses illegal/destructive/threatening behavior? Even if it's not written in your lease yet, it should still apply if it's state law.
If you haven't already: read, study, understand, and apply NC laws.

BTW: I had a roomer threaten another on camera, and it's addressed in the rental agreement. He had to leave quickly.
I have spoken to local beat cops - being friendly and educating myself. If anyone is warned to stay off, and the property is posted, they can be arrested & removed for trespassing.

You should contact an eviction lawyer immediately. (It is very unlikely that you will find one who does evictions and criminal - not that that's needed).
Offering cash for keys sends a very bad message - that tenants who act criminally will be rewarded with money.

Get an order of protection on him (restraining order) this should force him to relocate immediately. They usually allow one monitored entrance with pd so they can get their stuff.
This is one instance where I would suggest both the LL and other tenant be armed (if you have prior training in firearm safety and use). These domestic type situations are dangerous and often result in tragedy.
As a LL I'd sidestep as much as possible, let an attorney do the heavy lifting and avoid contact.
