As I mentioned, I have to build a 21 foot handicap ramp on my 7 unit conversion as well as extend a concrete stoop a few feet. Last year I advertised on craigslist for someone to repair a set of concrete steps on one of my buildings and ran across a very good union mason. He did a good job. I had him also do some facade work on the 7 unit last summer as well. I called him back last week to give me a quote on this ramp. I had assumed that concrete would cost me a lot more and had resigned myself to doing wood or aluminum. The guy quotes me $ 1800 labor and says it's going to take about 4-5 days and that I'll need to pay for the concrete delivery. He says I'll need 9 yards and I figure that will run about $ 1000. I'm figuring I can get this done for about $ 3000.

After he's done with this, I'm going to have him do a concrete patio at my residence.

By way of comparison, the GC I called quoted 68K for a cutting a six new windows, building a new front entrance, building a new concrete ramp and a set of wooden stairs. When I cut him down and asked him to quote the windows and entrance only, he's down to 28K. That means 40K for the concrete work and wooden stairs. The bulk of that 40K was going to his concrete buddy. --209.122.xx.xxx

That's what I'm figuring Steve. This includes everything. He didn't mention the rails and I'll query him on this.

The 40K estimate is something you could expect from Charlie Chaplin.

How high is the highest point and how wide are the steps. I am trying to see if the 9 yard estimate is in the ball park.

If you need 9 yards, then the estimate is fine, but call other contractors with references you can verify. --99.59.x.xxx

Can he give you a drawing first? There are specific measurments that these have to have for the slant and height and length so that wheelchairs don't have trouble going up safely and also a railing. I would get a drawing and have someone check if for the correct slant, height and length. --173.61.xxx.xx

Here are the ramp measurements from the preliminary plans:

Turnaround Landing: Roughly 8 x 8

Ramp: 21'x 3

Architect has the following for the slope: 1:12 slope max

The highest point would be about 2.5 feet to the entrance and would slope downward from there. The ramp will be long but not particularly high. --64.121.xxx.xxx

GKARL,

You have 9 yards give or take in the sloped ramp. Then you have about 2 yards in the landing.

Around here, ready mix comes in 9 yard trucks and 11 yard trucks.

Your contractor gave you a good estimate. I would still try getting 1 or 2 additional bids.

And yes, don't forget to install a railing into the concrete. --99.59.x.xxx

Karl, you better check with your architect before you give them the go ahead. An ADA compliant handicap ramp is a minimum of 42" wide between the upright posts & a minimum of 36" clear between the hand rails. The area at the top & the bottom only have to be 5' x 5'. These are the Federal guide lines however some states even stricter requirements.

FYI if the change in elevation is 2.5 feet (30") then the ramp will have to be at least 30' long not counting the area at the top & bottom.

ADA Ramp Specifications Require a 1:12 ramp slope ratio which equals 4.8 degrees slope or one foot of wheelchair ramp for each inch of rise. For instance, a 30 inch rise requires a 30 foot handicap wheelchair ramp to be compliant with handicap accessibility laws. ADA Guidelines Require a Minimum 5' x 5' Flat, unobstructed area at the top and bottom of the ramp for wheelchairs. --96.237.xx.xx
