You should have gotten a court order for the unpaid rent at the same time that you got the eviction order.

No, sue the ex-tenant in Small Claims Court, if you think that you would be able to collect on a judgement.

Getting a judgement in court is typically no problem. Collecting on that judgement is always the key. Be careful on throwing good money after bad. Might be better to report them to the credit bureaus and let it go. It all depends on the amounts and likelyhood of collecting. Only you can decide that one.... --72.209.xxx.xxx

Collecting my be more difficult. Hire professional debt/judgement collectors. Eviction lawyers have the contacts.

These debt collectors work on commissions and may not take on hard to collect cases.

Next time up your security deposit. Some will say do more extensive background checks, but really, the majority of tenants with good history are just one financial disaster from becoming deadbeats. How much security deposit you can charge is regulated, and in most cases doesn't cover the lengthy court journey due to court overloads and socialist judges who believe in re-distribution of your money.

One accident, one hospital visit and they don't pay the rent. --99.59.x.xxx
