Got a different situation here. This is for one of my apartments. This particular building is in an area in transition. Nearby blocks have seen a lot of development. Also nearby is a very large specialized charter school for the arts that draws people from out of the area. There's also a university nearby but the students never rent on my block. I've typically rented to working class folks but that will likely change over the next few years. Here's what I got in response to my pre-screen:

She has a lot of performances at the school where she stays after school. They don't let the kids stay in the school they eject them at 3 PM yet they have to be back by seven for the performance. There's only so many hours she can spend at Starbucks or in the library hanging out. The apartment would actually get very little use. <<<
The Starbucks she's referring to is about 3-4 blocks away. Both the parents have high end corporate jobs. If you can find anything, rents over on these other blocks and near this particular school are high. My place would be cheaper. This would be similar to a student rental. My thought is that I'd only get a year out of this as next June, the kid graduates and I'd have to starting looking for another tenant. Possible upside is part time use. Of course if the kid is a pig, that doesn't matter.

I stopped reading as soon as the stated that they have a higher credit score than anyone youve probably rented to. That's a statement that wants to take control of the arrangement.

I'd follow up and get more information. But as NE states, they next will want it for less money cause they are only using it for part of the day/week/month/year.
I'd ask a few more questions. Tell them you do Executive short term leasing and have some terms in mind as to what you are require for such an arrangement.

I’d worry about an eleventh grader in a rooming house.
Trying to impress me with credit score, as others pointed out, not so hot. There should be a public library nearby, or parents can use the high credit score to buy the kid a car, so she can commute to a public library a couple of miles away, if needed. Kid can swing by some place to pick up a healthy salad after school, then spend time in a supervised library, not hanging out in a rooming house with adults who may have sketchy pasts, according to the parents’ high credit score standards.

GKarl, btw, not meaning to make disparaging remarks about the rooming house tenants. I am sure they are all lovely people. Just thinking as a Mom, do I want my teenage daughter around single adults where they could have negative influence. Not to mention, do I want my teenage daughter to have access to a bedroom without parental supervision. Yeah, yeah, I know, most kids have that now anyway at their own homes. I'm a throwback. I put career on the back burner worked less demanding job so kids had a lot of mom interaction. A young woman in my family, long, long, long ago was put in a situation that should make mom antenae go up. Things were kept hush, hush back then, but rumour in my community was it did not go well. I have an abundance of Mom instincts, and this doesn't pass my sniff test.
Not a valid reason to deny, that some Busy- body lady on the interwebs says run from this. If this is an apartment, not the rooming house, hmm, maybe ther ...nope...nope...still doesn't pass my Mom test. I believe strongly in protecting young people from their stupid selves.

She wants to rent an apartment, not a room in a rooming house. It makes a lot of sense to me. I have four teenagers, and a lot of times they get home from school and take a nap before starting their homework. If I had the money, I would much rather give my daughter a place with a lock on the door where she could decompress in private. Kids these days are under a lot of pressure.
If the parents are high earning, they're collectible. Maybe have a chat with them about your concerns and collect a double deposit. I'd give it a chance, and make regular maintenance visits to make sure it isn't turning into a party house. --204.210.xxx.xxx |

I wouldn’t even respond after reading “our credit score is probably higher than anybody you’ve rented to” I have uncles and extended family that are extremely wealthy, they I’m sure have perfect credit as well, unfortunately sometimes with extreme wealth comes obnoxious spoiled, drug using, screw up children. Not saying this is definitely the case here but something to consider. If the parents are obnoxious (which the comment about his credit shows he is) then the kid probably is too. Plus as was previously stated the kids graduating in a year and you will be looking for a new tenant again. It doesn’t sound like they actually need an apartment. Just a place to kill time each day in between activities. Does the building have an office or some other segregated space that is currently not being used? Perhaps you could just rent them that small space. Once upon a time, I had an affluent couple who had a child with sensory issues. They were looking for a quiet, neutral "safe space" for their kid to go when things got too sensory-overload for them to handle. They were willing to pay $300/mo for my dinky little 1/1. They would never have considered living there, but they just wanted a guaranteed space that filled a very niche need. It worked well until the mom was diagnosed with cancer and they had to cut back on extras.
We deal with people from strata beneath us all the time. We also need to understand how to deal with people from strata above us without taking things personally or getting our hackles up in the way they express themselves or perceive themselves in relation to their idea of our clientele.

My thought is that there are other people at that school in the same situation. I'm guessing that many of the students who attend aren't local to the area and I may be able to make some contacts with others who may need the place. If you've ever been to NYC, you know that blocks can vary and this is what's occurring in this particular area. Literally, the next block over from my building is very upscale and this school is like 4-5 blocks away from my building. The block that my building is on has rough edges but is in transition mainly because there's no other place for development to go. --209.122.xx.xxx |

I taught teens for over 30 years.
Teens have hormones.
They fall in love.
They find a quiet and private space to explore one another... then there's all the limerence of love... then there's the underage (under 18) kid with a BF or GF who is over 18 having coitus and then you have legal problems.

I remember when a colleague from work went on vacation. When she came back she said her house had been robbed while they were away.
Turned out her teenage kids had told friends they were going on vacation. They were not robbed. There just happened to be a big teenage party and the kids left a BIG mess.
The girl may be fine... but who knows what other kids will want to do there once they find out she has her own apartment.

Just re-read your post GKarl, and Opps! I see now that you said right up front, this is for an apartment, not the rooming house. My bad. I was in too big a hurry to give my opinions.
The fact that many on here said no way, no how, ( I sure did.) yet you have market demand for this tells you that this is an opportunity to serve a market that others just won’t touch. That means you should be able to command premium prices, and if all of the risks are well planned for, well-covered, this can be a lucrative operation. First thing out of risk management that comes to mind is getting parents to have eyes on the place. Ring ( or other brands) doorbell that goes to parents’ phone, that kind of thing.
