State Specific Question About: MASSACHUSETTS (MA)

There are 2 homes that have been vacant for 2-3 years. I have looked up the deeds, spoke to neighbors, contacted the town hall (assessors office, tax collector - bills are paid and no other address on file) with no luck finding the owners. HOW do I contact the owners? What would you do? What do attorney's do when they have a cloud in the title and have to find heirs? Does anyone have a massachusetts contact? TY --47.14.xx.xxx

In my area, if I want to know who owns something, I look up the appraisal district's website, plug in the address, and see where the tax bill gets sent. Then I'll usually drop them a little handwritten card or something. Sometimes it's "Hi, if you're ever interested in selling, I'd love to hear what you'd like to sell it for", and sometimes it's "Hi, the bees hiving in your windowsill have attacked my yard guys, can you do something about it, plz?" and sometimes it's other stuff.

Usually, they get ignored (especially if it's their bees), but at least the message got through.

It's also useful to see if there are percentage owners, which explain the reason why it hasn't sold-- consensus has never been reached, and the percentages continue to get split up as additional people die. --96.46.xxx.xx

There is a mail procedure that requires the mail carrier to hand the mail piece to the recipient or lose his or her job. I mailed an Ebay purchase to someone that way. It cost about 25 bucks but it got the package to the buyer. They said they were not getting their mail and paid for me to do that. --173.61.xxx.xx

Find addresses in the same place title companies do - the county recorder. When I sold houses years ago, the title company rep prepared "owner profile" on any property I asked him. --99.59.x.xxx

I was looking for the owner of a vacant home. It hadn't been lived in for over 5 years. Once every few months someone would cut the lawn and pick up the mail left at the door.

So I hired a title company to give me the preliminary title report with the owner, contact information, taxes and liens.

I then had to get the owners unlisted number. Easy. I called one of his neighbors and got his number that way. He lived half across the country.

Finally I spoke to the guy. Years passed. The property was going into foreclosure. With days left before the auction, I again reached out to the owner. He was just to busy to worry about the home he inherited from a distant relative. The day before the auction I again called the owner. He said he'd call me back. The property was auctioned off.

I then called his neighbor again and asked is this guy super rich, have a high power job like an attorney? Nope said the neighbor. He can't keep a job. Has hobbies around his house and nothing ever get finished.

I learned that no matter how hard one tries to close a deal -- some deals are never going to happen. --47.156.xx.xx

Unless you have a specific need for those houses don't put much effort into finding any given owner,mail out letters by the hundreds and let them call you,low percentage of calls back but when you make a deal it was worth the effort to mail 1000 letters --72.231.xxx.xxx
