I am replacing the door knob on a rental. The current one has a key lock, plus they have a deadbolt. I pointed out to them that when I come over, they only really use the deadbolt, so I suggested that I replace the door knob with a non-locking knob. One of the reasons (which I didn't share with them) is to eliminate lockouts. This way, they will need a key to lock the deadbolt, so locking their keys inside will be very difficult. They agreed that a non-locking knob was fine.

But, every entry door knob I see has a lock. The only ones I see that don't are the ornate long handles (with companion deadbolt). Do I just buy a closet/hallway door knob, and use it as an entry? The closet/hallway knobs seem much flimsier than the entry knobs. I want something sturdy. Am I missing something? Are there entry knobs without locks, or are closet/hallway knobs the only way to go here?

I know when I order my landlordlocks, they always ask me if I'm getting the keyed exterior doorknobs, or the passage doorknobs. I always get keyed doorknobs for my front doors, but from the question, it gives me the impression that a lot of people use passage doorknobs with deadbolts on their exterior doors, even if they may not be advertised as being rated for anything but interior use. --96.46.xxx.xx

I use closet pass knobs on outside doors. Tenants love it!

Only two lockouts since we started doing this in 2006, and bother were cases of the keys fell out of their pocket. One lady found hers later. The other never did. They both paid the $40 fee for my assistant to do the unlock and run over a duplicate key.

We also have recently switched over to use the iCore Land Lord locks master key system. Tenants appreciate that we use commercial grade deadbolts and can "hot swap" the core in front of them as soon as they move in. They see the old key, I swap the core, then the test the old key and see it no longer works, but their new key does work. Peace of mind for them and me! About 1/3 of our properties have been rekeyed so far....swapping them out at turn over. I love having ONE KEY (master key) on my key chain instead of looking like a high school custodian with a belt ring of dozens of keys! --173.20.xxx.xxx

Closet doorknobs and a deadbolt for me. When a tenant asks if it is secure, I have offered to drill in a second deadbolt, no one has taken me up on it.

I make sure the deadbolts strike all the way in. Couple of the houses I bought, deadbolts were essentially useless; weren't going in past the strike plate. Few minutes with lipstick, mallet and chisel, deadbolts slid all the way in.

It always surprises me that most tenants seem to keep the house key on a separate key chain from car keys. Eliminate the locking doorknob, and no more leaving house key on kitchen counter. Cannot lock the deadbolt with out having the key on the outside of the house. Martin knows this. I'm writing this for others who are not clear about why a landlord wouldn't want the door knob to have that thumbturn where the door can be set to lock, and pulled shut.

Also seems to cut down on couch-surfers a bit. With the locking exterior door knobs, couch-surfer can leave at their leisure and still lock up. With deadbolts and closet knobs on doors, if the tenant has to leave before the couch-surfer wants to get up, well, couch -surfer has to get up early and leave early too. Another win for the tenant. Yay! Freeloading friends and family can no longer linger, and eat all of their food, do all of their laundry on tenant's water bill.

I also give the tenants an extra house key,telling them they may give it to someone they trust, or, they don't have to. I change locks immediately after tenant vacates, and I have locks rekeyed, so I toss old keys into recycling bin. IF you do this, BE SURE you only tell tenant about the extra key when ANYONE Not on the lease is NOT around. You don't want someone to pressure the tenant for that extra key. Caution, I have not court-tested this extra key thing. It has helped in some situations, and I have also gotten a text asking me to re-key the locks at tenant expense when relationship went bad. I changed to deadbolt plus non-locking passge knob YEARS ago. It was a good thing!

We use the basic knobs from Lowes. They hold up fine.

The brushed aluminum weathers well AND are in style.

Gotta love them iCore locks!,

Thanks all. That is what thought, but wanted to make sure.

For those thinking about this, another reason is that I currently have 4 locks that I have to change each time I have a moveout - deadbolt, entry lock, stormdoor lock, and storage room. Getting rid of the entry lock will save me about $35 per moveout. And I am going to ask the locksmith if there's a way to just remove the lock in the storm door as well. Martin, storm door keyed locks are quite flimsy, and they are easy to replace with a non-keyed handle. However, if the handle has the night-lock, you can be right back at having potential lock-outs, but this time no key to get back in. So, if you take a keyed lock off of a storm door, be sure to just replace it with the non-locking handle.

If it’s a security type door (ornate bars over glass panels, you could just put either the deadbolt and a closet knob, just like on the door itself, or, if you really want no lock on a security door, put a blank over the hole for the deadbolt. Blanks are sold in the doorknob aisle at the hardware store.

On my houses, I am going towards security door with deadbolt and closet knob, unless I can find a wooden storm door that fits, and doesn’t have lead paint. Aluminum , vinyl, and particle boards don’t hold up well. My tenants like the extra feeling of security to having the security door on the outside.

I use deadbolt and bed and bath style for knob. Reason is in case tenant needs to close and lock door asap after entering the little thumb lock will hold until deadbolt engaged. --99.103.xxx.xxx

Just had a lock and security company come lock the exterior entry doors with combination locks/key override due to theft of interior hallway items and packages. As we walked through he commented that my icore locks with passage knobs were a smart choice. Thank you to this board, Mr. Landlord, and Landlord Locks! My new door locks for exterior doors are working well and I have a lock box with a key near the door in case the codes fail but I am disappointed that the 2 doors have different keys. He said the new ones are too risky to try to rekey the same, because of the likelihood of losing a small spring. --24.61.xxx.xx

I use the icore deadbolt locks like Brad20,000 and I like them. I use a passage knob for the "hand turner". Perhaps the reason they seem flimsy to you is the brand you are looking at...research other brands as there are some that are more robust. Schlage makes good knobs.

As for the deadbolt, they usually come with two "plates" for the frame of the door. One is the basic plate that you see...pretty and silver/gold. THe other is a black thick plate that you can put behind that one....it comes with long bolts that go into the wall stud behind the frame. I install BOTH on my rentals and explain this to tenants...not easy to break into a door with one of those. A bit extra work up front, but MUCH stronger. --99.92.xxx.xxx
