I am thinking of building 8x10 sheds at some of my SFH's. For those of you that have sheds, do you charge extra for the storage? How much? Do you give the tenant the option?

No. My sheds are in the fenced backyard. The sheds aren't going anywhere and it's not practical to rent them to anyone other than the tenant.

Unless you really need those sheds, don't bother. Tenants can rent a space at mini storage place. If you spend $1000+ to build one they will move their junk from current storage to your shed and leave it there when they leave.

I've thought about this too. As David mentions, if the tenants refuse it....then what else do you do with it? I think most folks assume a shed is a "perk", but I have seen some LLs rent them separately.

If you do charge rent, then upkeep will be expected, and possibly liability issues if things get stolen or damaged due to neglected repairs. CYA if you charge extra.

If it's just included "as a convenience for no extra cost and no warranty" you likely have little or no liability except for safety.

Btw, I would NOT build the sheds if I weren't going to charge for them. Every $1 invested in upgrades or improvements needs to get back into my pocket within 18-24 months, or I'm not interested in doing it. One might argue you reduce vacancy rate, but that's a little hard to quantify reliably.

If you do want to make more $$$, one thing you might try is creating a "man cave/she-shed" or a handyman shop. A 10 x 16 insulated area with electricity and heat/AC where a guy/gal can retreat from the outside world, have a keg-o-rator and a couple of lounge chairs, or work on a motorcycle. --173.20.xxx.xxx

In my homes and apartments with private patio/yards I do provide some type of storage facility. Some are Rubber Maid 5 x 5 sheds. Some are Tuff Sheds 10 x 15. Others are shipping containers with siding applied 8 x 20.

I provide these storage systems for my tenant benefits at no cost to them. Some tenants are downsizing and don't need 5 bedrooms anymore. But they all have stuff they need to store. Many times it is the junk they keep in storage that keeps them renting.

One tenant moved into a nice remodeled home back in 2010. She was just divorced with 5 kids. Now 9 years later she only has 1 child still at home. She doesn't need this 5 bedroom home anymore. But because she has so much junk in the houses "extra garage", she stays put and has two roommates to help pay the rent. --47.156.xx.xx

I try to have sheds as much as possible, if there's no garage. It's a place for bikes, for lawnmowers, etc. However, because it's not my priority, I don't go out of my way to provide one if my budget is busy doing other things.

The last shed I bought was an Arrow shed. The metal was a little flimsy-- when DH was assembling it, he had to lean on the roof to reach some of the bolts. The roof dented a bit under his weight... and he's not a large guy at all.

So while I liked the Arrow shed for its space for the price, I don't think it's durable enough for me to go try a second one. I'd like to see how it deals with the harshness of our weather.

I don't charge extra for their presence, but their presence allows me to get the people I want in my house, if that makes sense. --96.46.xxx.xx

IF you have teni who express an interest in having a shed, perhaps you could direct them to a shed place that could provide the shed.

More than likely that shed would be left behind after the rental. The issues of whether the shed was safe from the elements and secure would be directed to the shed seller.

Those sheds also have payment plans. Now, the question is whether the payment is too high. If it is, perhaps a local carpenter could be in the shed business for you.

I put in sheds where there were not garages to store snow moving and lawn equipment after the State Of NJ took 37 K inheritance tax after parent died and I could not afford to pay for outside services since that was all my working capital. I would NOT put in a shed for a tenant and expect them to pay rent on it. Soon it will be full of crap and they won't pay to store crap. Can't put anything good in an outside shed and rodents will move in and ruin everything. --173.61.xxx.xx

recently installed the plastic sheds, on a wooded deck like platform. They look nice. ONly been one year, so I can't say how durable or how they will take abuse. But it wasn't cheap and the deck cost $ and labor. I have them at most all my single home or mobile homes. I don't have any apartments or multifamilies. It would be a wooden shed, 8'x10'. I would build it myself for ~ $600. My SFH's are class B, 3/2, about $1400/mo, intended for families who most likely have "stuff". A 7x10 storage unit here rents for $110/mo. I was thinking of asking $100/mo extra. So my options are to increase the rent by that amount, or make it optional. If they opt out, I would provide my own lock and check the shed every inspection (6 mo). --157.245.xx.xx
