At my daughter's fixer: there is broken concrete and a gap around the concrete slab, at the edge where the exterior walls are. (2 photos on my picture page).

Anyone have a recommendation for the best product to fill and seal it up to make it waterproof?

How long ago did you use it - how has it held up?

What is your goal? Is it to keep water out? If so, I don't think sealing it is the answer. The answer is having the concrete slope away from the house...sometimes can be done with a process called mudjacking. If you just want to seal it for appearance purposes, they make concrete patching material. I would leave a gap and not fill completely...concrete needs to be able to expand and contract. Leave a 3/8" gap, and insert a backer rod and use elastomeric patching compound over the backer rod. --99.92.xxx.xxx

My goal is to keep dampness and bugs out of the house. Without doing major construction. There is a dampness problem throughout, and we will probably paint the whole floor with dry lock (or similar) before laying flooring.

Considering the location, it can't be troweled too much - maybe something in a tube? --68.10.xxx.x

Presuming the settling or movement that caused this is over, I'd be inclined to;

Use a margin trowel or similar thin blade to scrap out any loose junk.

Use compressed air to try to blow out more junk.

Use vacuum to finish cleaning it.

Depending upon how deep the space is use either foam backer rod (could cut up a pool noodle) or spray foam to fill the bulk of it.

Finish with a decent caulk such as Geocel or Big Stretch to fill the top 1/4".

Did you find a solution to the water intrusion by the door?

The key is to keep the building-slab joint dry. Apply your sealant on a clean (as mentioned above) and dry surface, then let the sealant dry (read and follow the instructions) before applying dry lock paint. Use a fan to speed up the drying process, if necessary, and don't work in the rain.

DAP makes a decent sealant that contains silicone. For wide gaps, you will need to fill them first with mortar and proceed with the sealant after the mortar is completely dry. --99.59.x.xxx

Thanks y'all. I figured some sort of backer covered with some sort of caulk product. I'll do some research on those three products and pick what looks best. Of course, prep is always the most important step - that will be a good thing for my daughter to work on.

We're just getting going with tape/mud now, and looking for some decent weather to replace windows & door. It'll still be a while, since we bth have 2 jobs. It's been really good spending time together teaching her some stuff.

She actually surprised me and handled 20-minute mud "pretty" well - in small batches.

Steve: Thanks for remembering. Kinda. Rain still gets in one spot. I think I know what it is, but the rain won't stop long enough for it to be dry when I can get over there to address it. We basically layered flashing, & roofing tar under the siding, and on top of the concrete. It should be better after we get gutters on, too. I MAY also, in the future, try chiseling out a little groove in the concrete to help divert rain away.

I do two ways. "Concrete" caulk or I just brush dry mortar into the cracks then mist with water. Eventually it will crack, but I did my house 3 years ago and it's all good. --47.216.xx.xxx
