I've used zillow for over five years now and have not noticed when they started allowing reviews of rentals. But last summer, when I started fine tuning my phone screening and asking about their credit scores, people started leaving negative reviews about my questions and how I don't let them drone on and on and waste my time.

how do you (assuming you even bother?) response to negative zillow reviews? The zillow reviews follow my LL zillow account so they show up on all my rentals. Zillow does not have a way for my LL zillow account to respond to reviews.

I have no reviews to date. The general rule of thumb with bad online review is to offer a, "We're sorry things didn't work out. We welcome the chance to discuss with you. Please call our customer care team."

I don't think that would work though, because the reason you're getting bad reviews is that they waste your time, and it would be wasting time to talk to them about why they were made at you for not allowing them to waste your time.

Two thoughts:

#1 You can respond with a brief, "We're sorry you didn't meet our minimum rental criteria so we were not able to continue the phone interview. Best wishes on your search." This shows anyone with a brain that the complainer is just ranting and you are a calm and respectful business person. When I see a calm, measured response to online criticism, I usually just chalk it up to the complainer was having a bad day and needed to take their angst out on someone.

#2 In the words of Princess Elsa of Arendell, "Let it go" and not worry about it. Many people don't read reviews...they're too busy clicking every "I'm SUUUUPER interested in your rental" button. --173.20.xxx.xxx

From what I can gather I believe bad reviews are here to stay. I don't have any but I can't go on forever not earning them.

I do know a friend or two who reads reviews before buying. I too buy products and sometimes read the reviews.

The result may be that we landlords may increase our attention towards the teni which we have now. Spoil the good ones and earn the referrals.

(I use Zillow but put in a different address. I can't post a for rent and provide the address when I have teni still living in the home.....I just don't feel okay with that) --96.241.xx.xx

Don't worry about the negative reviews. Just give the polite "sorry it didn't work out" response to stay above the fray, then start recruiting good reviews. Maybe give all your tenants a $25 gift card if they write a good review on Zillow. If I see good and bad reviews, I don't thing much of the bad reviews. Just checked. My Zillow ads do not show anything about reviews.

Be VERY careful about responding to reviews as it often backfires or make you look defensive. A reply is often responded to with deeper hate.

Sometimes the best response is silence.

Also, a reply boosts the review higher on search engines.

Been there. Tried it and it blew up.

For what it’s worth...

When we sign the lease and everyone is happy we offer them a $25 gift card if they will do a short video with us right now and then post a positive review on Facebook. 95% participate.

Not a single person who did a video testimony has later posted anything negative about us!

Works.

Add your own positive reviews. If you have 1 negative review and you add 9 positive you have a glowing score. It may be ethically questionable, but so is you tenant pool. Look at the pictures at some hotels sites and then visit the actual hotel...... everything is open to perception. --71.10.xxx.xxx
