I got the first payment from tenants I evicted last July.
Have been to court with these people 4 times (eviction, damage hearing (they didn't show up) and Notice to Show Cause, and a reset for Show Cause)
At our last court date, which got reset, a retired Judge approached us to see if she could mediate....they actually made their first payment of 13, I'm hoping the other 12 show up as agreed.
I had already decided to turn the judgement over to collections, and I still will if they default.

6X6 I read your comment about time spent and work. Wanted to mention this before you go down the usual -- it's to hard or it's not worth it path that so many do on this site.
Each and every court visit should have a court fee charge and reasonable time charge added to the debt. So that covers your expense for to and from and sitting in court.
The most important point of this is: YOU learn how to do it. When you brought your first rental -- you spent much more time on it then the next 5 or 6 and each one it should be getting easier-- same goes for collecting-- get system and it's a cookie cutter operation.
C&J CO you have the judgment and 1st payment. You've done the hard part. Now folow through and learn how to do the garnishment. Again you have the legal stuff done-- let the employer now be your collection person and the court will be the holder of your money. When they get enough in the court kitty they'll tell you to claim it. --99.103.xxx.xxx |

Here in NH if they dont pay after you have a court order you file again and the judge will eventually issue a bench warrant and they will go to jail until someone comes in to bail them out - The bail is usually the payments owed to date which you eventually get from court

Congrats! One for the good guys!
Curious about the retired judge offerring to mediate. Was this part of a program or the judge soliciting business? Was there a fee?
Collections are easy if they have a job. That’s why our screening criteria includes GARNISHABLE.
Got a $100 bi-weekly garnish today in court. $2600 per year.
My suggestion: get a PERMANANT MAILING ADDRESS and multiple Emergency Contacts with permission for them to accept communication from you from the defendant, like a grandparent, so you can serve in the future if needed.
We also treat the defendant nicely and with respect. If you get nasty they will decide to not pay you.
Don’t forget the interest on tje judgment ! Already 7 months of interest! My state allows 8% on the ORIGINAL kudgment amount until paid.
