Some of the chair has weight limit 250lb. How do we prevent heavy people? The reason is someone complained the our airbnb is too cheap and broken. The chair is less than 1 year old.

Most heavy people "know" they can't sit in the majority of chairs and either bring their own or are careful. No, I'm not saying they bring their own kitchen or dining room chairs - I'm just stating they typically pay attention.

CJ - look at your chairs and make sure they are solid. They don't wobble and are not loose. If you don't already, have a little binder with "helpful hints" of how to use certain things (tv, cable, washer/dryer, etc). It may seem like you shouldn't need to but even we have a few set-ups in our own home that aren't the same to turn everything on, which remote to use, etc.

In that binder you should have rules as well (no candles, when to leave by, etc) as well as put something in there (nicely) about weight limits on chairs, please don't sit on counters, no slamming of doors, etc.

It's amazing sometimes that you have to write all of this down but many of these guests are just trying to get "away" and could just wreck your home.

You should also keep a list of guests names (for your own information) and put "good guest" and "bad guest". Obviously the bad guest are the ones that if they ask to stay at your home again - the answer is no. --209.217.xxx.xx

In a hotel, B&B situation, furniture must be sturdy.

Chose furnishings for durability not for prettiness. If a chair breaks at 250 pounds, that's not good enough. It might break when a 180 pound man has his 125 pound girlfriend sit in his lap.

I suggest furniture made for hotels. Pretty it up with the bed spread and curtains.

No knickknacks that can be broken or stolen.

I would think that wine glasses would be standard equipment when you are renting to people on vacation. --98.146.xxx.xxx

You could respond honestly on AirBnB everything that happened with the guest. It will show up on the guest's profile, and the guest has more to lose (no pun intended). I think that AirBnB allows for pictures, so you could post a picture of the broken chair and any other damage too. --73.93.xx.xx
