Most jurisdictions the vacancy rate is dropping so when a problem tenant gets evicted they are starting to realize it is difficult to start another eviction all over again. While the left wing tenancy advocate chairs say housing is right then move out of houses you own then let people live rent free along with the thousands of dollars damage done then don't evict them. Some cell phones it is possible to block unwanted phone numbers. See if that can be done. Found it best to block unknown, private numbers. --147.194.xxx.xx

This is where prescreening helps a lot. Screen them out over the phone before they come for showing or submit an application.

I don't decline for rude, but rude often has other credit or reference problems that are not construed as subjective, just the facts. Pet is too young for getting fixed, unpaid rent to old landlord - very important in TX where can't garnish wages, too many unreliable employment sources, repeat felony arrests, house visit shows a few unplated rusty not rods, the tow truck dog starts barking and ignores owner running thru the drunken slob vocabulary trying to impress the dog and neighborhood.

I don't advise them as to WHY they were declined/ not chosen (if I even tell them at all). I typically will just indicate to them "we have chosen another applicant".

This way - they aren't declined - they just weren't chosen. It gets you out of quite a bit.

Now, if you actually don't have another applicant and you just don't want them, then I have stated that the background check did not come back as favorable (only if they ask). OR I advise them that their background checks are still being run and we haven't received any recommendations as of yet. Once we do I'll let you know. --209.217.xxx.xx

Yes someone had put in a deposit ,since she was stalling on providing all the documents. Kindly told her I can no longer wait on her daughter ‘s application. We will have to go on with the applicant that have all their stuff in and deposit. She was not the ideal applicant anyways. It was good to see the true side of her, so I was glad I went with someone else. Once in awhile I run into these kind of people. Cooperative attitude is great to look for! PMH we look at background, rental history/ income to determine approval and deposit. No we don't have anything regarding to rudeness. They are usually not rude until they get declined or we have selected someone else. If they are not cooperative in submitting application for other family member I will not approve them, that is just part of being cooperative. --47.32.xxx.xxx

When I have a "hot head" try to apply for a rental, I have a Pre-Credit Check Conversation. I can view their information and if it looks like they won't qualify, return their "Credit Check Fee" and not run their credit. But if they feel like they will qualify, then I will run their credit and keep the fees to cover the cost.

Then when I go to reject them, if it's based on credit, I will issue a letter so they can obtain a free credit report. If they become rude, I apologize and explain I have to answer to my partners and this wasn't my call. (I have no partners but I let them think it wasn't my doing).
