State Specific Question About: CONNECTICUT (CT)
I haven't been able to find the answer to this question. Once the Notice to Quit is served, is there a time limit on when the Summons and Complaint forms need to be filed. We are dealing with an unusual issue. A long term tenant never paid January rent and has been subsequently committed due to mental health issues. She obviously can't move and we want to wait until her release to file the next set of papers. Any input from CT landlords?

Rent is 25 days late. You should be going for the eviction already.
Check with her family and emergency contacts and see if anyone can move her stuff if you get an eviction. For a good long term tenant who was hospitalized, I'd be reluctant to just throw all their stuff away, but I wouldn't hold the unit without rent.
Most hospitals have a community liaison person. Try contacting them to see if they know of any resources that will pay the rent for this person.
I wouldn't make this sort of effort for a normal tenant but you've got a bit of a special circumstances here. She needs to be out, but maybe a little compassion could be applied.
If she is nuts enough to end up in the hospital, if she does get out and gets caught up, then I suggest you terminate her at the end of the lease. --98.146.xxx.xxx |

Follow your local court timeline, visit a couple landlord groups in your area, someone will mention a 5, 7, or some number day notice for your court and there is your answer.

Thanks all, I have already filed the Notice to Quit and have been in touch with family. Unfortunately, they seem to be having trouble coming up with money to help pay rent. I'm certainly sympathetic, but honestly I don't see the tenant ever getting caught up as she has been struggling for a while. I suggested that she look for a less expensive place a while ago and was being patient with January rent. Now with her being committed, and not knowing the length of the stay, I'm hoping that the family will just move her stuff out. That's why I don't want to file the next set of papers until I'm given no choice. --68.14.xx.xxx |
