I have a 36 inch solid six panel door leading into a laundry room. It is an exterior door. The inside has extension jams and trim like normal if you were to enter a living room or something like that. The hinges are spring-loaded to help close the door, but they are not strong enough to completely close the door. I'm having repeat issues with tenants not pulling the door closed when they leave this laundry room. I need a heavy duty commercial door closure that I can accomplish this with. What brand unit would you recommend? --174.201.xx.xx |

Good ones that last are not cheap.
But can always find a decent deal on ebay.
One brand to look for would be a Corbin Russwin Closer. --73.152.xx.xxx |

Most of the time those closers are adjustable. They have tiny holes in them were you can "wrap" the spring an additional turn. Google "adjusting a self closing hinge" and you will see how to do it. ANother option is that if the door has such a hinge only on one hinge, replace one of the other standard hinges with a second self-closing hinge. --99.92.xxx.xxx |

Also you should consider a more sensitive latch.
You could try rehanging the door slightly tilted inward on top so that the door naturally swings shut and can't stay open. That momentum with the self closing hinge might be all you need. Could be loud though. --108.69.xxx.xxx |

In my jurisdiction a self closing mechanism is required in multifamily to ensure apt is separated from hallway in fire. Not sure what brand they are as the building came with them in place. --24.194.xx.xx |

Problem with the spring tension hinges. You adjust the spring to close harder. It is also harder to push open --73.152.xx.xxx |

Too bad you are so far away, I picked up six of them at an auction this summer. --72.23.xxx.xx |
