Got a text today from a tenant who was going to be moving out on the 19th. They can't close on their new home purchase due to the government shutdown and have to pay at least another months rent.

Yay for me! Puts me closer to springtime for a re-rent. Good thing I don't show and lease early or I might be committed to someone and be forced to fall through. --50.107.xxx.xxx

Most things are going so smoothly without a Federal Govt, maybe we should make it permenant?

As much as I appreciate LTD's sentiment (and the humor behind it), I think we can all agree a prolonged shut down is not good. Recall that only about 9-10% of the Govt is actually "shut down"...or rather working with skeleton staffing. MOST Govt is still chugging along its merry way spending our great-great-great grandchildren into oblivion.

It's interesting to note that all of the "great" empires of history have fallen from a combination of outward pressures and inward corruption, instability, and debt (lack of sufficient revenue). On the other hand, they bullied smaller players around long enough so that those who enjoyed the hey-day probably preferred those centuries of sumptuous feasting followed by a relatively shorter period of decay vs. being the small guy who constantly got clobbered/taxed/looted.

In the end: pick your poison, I suppose.

NE, now that I've waxed philosophical, keep in mind that every good lease should have a "If the LL cannot delivery possession by X-date...." get out of jail free clause. Mine is within 7 days of the date the lease is to be effective. At that point, if I cannot deliver possession, the tenant gets back any pre-paid rents, deposits, and/or holding fees. Always have this contingency: there are things besides Govt shutdowns that can cause LL not to be able to deliver possession. --173.20.xxx.xxx

is it an FHA loan or usda? I'd be interested. I have tenants that haven't said anything to me but they were supposedly closing on their house within the first few weeks of January and were planning on moving out by the end of January.

I sent them a letter but NOT A PEEP from them. Of course, they didn't even tell me they were planning on leaving at the end of January - I found out by the loan officer contacting me directly LOL.

Went through all of my bank accounts to pay/review my credit cards. You know how people are often saying, ‘Is the mortgage company or the bank going to forgive my loan because of government shutdown.’ Well, no bank was talking about loan forgiveness, BUT
