Smoking or vaping of tobacco, or any other product, is not allowed in the buildings or on the grounds.

You will have to decide whether or not you will allow candles, incense, or smudging and if it is not allowed, that also goes in the lease plus a clause about tenant paying 100% of repainting costs if there is any smoke staining or damage. --98.146.xxx.xxx

Looks like you have a few good language responses.

We allow smoking, but have a clause that says we can charge as damage any efforts required to eliminate odors or other issues such as burns.

Often you'll have people who will say they don't smoke, then you catch them smoking, and they'll say "Oh, well I don't smoke inside the house" Then you catch them smoking inside the house and they'll then say "Oh, well I normally don't, but it was 0 degrees outside so on that one occasion I had to"

Always an excuse.

We have collected a double deposit for about 6-7 years and this alone can be wiped out to remediate smoking residue at 250-350 per room, we o the simple faucet water wipe test at movein time and again in about 6 months, tenants then choose a thorough washdown or add 300 a month to the rent to pay for the seal, prime and color coating needed to cover the surfaces properly, tenant are not allowed to paint.
