Got a call from a mom who was desperately seeking a room for her college daughter for 2nd semester which starts next Monday.

I told her I had one room available close to campus. She said great, can we see it tonight at 5? I texted her back affirmative for 5pm.

I live 5 minutes away. I go there at 4:55 and wait until 5:15, then I leave.

Maybe she showed up later, but I have not received any calls from her that she may be late.

After we made the appointment, she mentioned that her daughter had special needs. She said she needed a handicapped parking spot...which there are none on the property, but a sign could be posted on the garage if necessary for her "spot".

I mentioned that the apartment was on the 2nd floor and would that be a problem (as I did not ask what her special needs were). She said, that stairs wouldn't be a problem.

After some research, I find out that the parents had a very contentious divorce, with some abuse from the husband. The court records states that the girl has Cerebral Palsy and when she is in an unfamiliar place, she has a tendency to fall.

This greatly concerned me. Maybe nothing would happen, but I'm glad they did not show up....not for the special needs issue, but the court records stated lots of upsets, moving, monetary issues.....plus, no call and no show speak volumes to me.

Me? Nothing happens until have a completed app and and at least partially screen.

?Court records publically discuss the girl’s disabilty??

True, I would deny someone with a history of falling when a second story is involved. That history is on record.

Maybe not a tester. I avoided a bad one when the mom and son didn't show. She called next day and wanted to make another appointment. I said that I do not reschedule when someone misses a showing and does not bother to call me. I told her that the behavior was the number one predictor of a tenant who would not pay rent on time and show concern for other tenants. You can tell her that when she calls if she calls ,, with some excuse. Probably found another apt. and went to see that one and the heck with your time. --73.248.xxx.xxx

Ally...you have echoed my thoughts exactly!! Behavior is a predictor! I doubt she will call. I think this girl would have been too high maintenance and too much responsibility. --32.215.xxx.xx

I was working on a vacant apartment for a client. A "tester" showed up with a family. They wanted to look inside. I told them that it's a construction site and no one is allowed during the construction process. They insisted that I let them look now! I told them to please leave the property. The next week the owner was issued a summons to show up at a Kangaroo court. I came along for support.

Half the way through the hearing I decided to stand up and voice my concerns. I asked did anyone there have at least a High School Degree? They were shocked.

Only a realtor, broker, resident manager, owner or a paid employee of the owner is allowed to show/market a rental. NOT a independent contractor. The City Hearing Department didn't know that and issued fines and ruling against landlords for discrimination..... We won the case...... --47.156.xx.xx
