i have a resident that just moved in and has a broken toilet seat. i also have a resident that has been with me several years and she has a broken toilet seat. who is responsible for this repalcement.

I put in brand new toilet seats for new tenants. They don't cost that much and the new ones have quick snap on hinges.
Because they cost so little, just replace them yourself. You will have a hard time proving that they caused damage. --108.4.xxx.xx |

They may cost 6.00 each but -- on their agreed to pricing the seats are 25.00 each when billed. How do you know the new tenants seat wasn't broken from last tenant? I would let that one go-- but bill the other tenant-- and waive install fee of 45.00. This time.

As a licensed plumbing contractor I've seen toilet seats sell from $5 to $50, some with cheep hinges and mounting hardware to some that are of good quality. If your tenants toilet seat came apart, then is was of poor quality or improperly installed. In either case, the landlord is responsible. --47.156.xx.xx |

Doesn't happen in my own home but oddly enough the seats i put in rentals do not last as long. Bit frustrating forsure. Its a cheap fix, if it was me I would win them over by installing a new seat at both places. Goodwill can go along way. --99.203.xx.xxx |

I too have had tenants that destroyed many toilet seats. They would sit on the closed toilet seat all of the time to put on boots and play a tug-a-war putting pressure on the seat, forwards, backwards and to the side.
Until I installed a heavy duty metal hinge, their weight would twist and bend the old plastic hinges and mountings causing things to break. --47.156.xx.xx |

I try to replace the toilet seats only when needed (something is broke). I found the Church Plastic Elongated Slow-Close Toilet Seat at Lowe's for $39.98. They are very heavy duty plastic and look like they will hold up for a very long time. --99.165.xx.xxx |
