How many of you do the ole Homer Simpson, Doeeee!, when you see something a tenant has done on social media? My latest was a Christmas gift the kids had gotten, a trampoline! Great tenants, good people....... our insurance doesn't allow though... My dear husband says, keep my mouth shut and look the other way. The kid is chubby and I don't think he will be jumping much, but we own the place next door and what if their kids go over? That is when the real problem will take place. I need to pull all of my leases out & write in BIG letters across the front, NO TRAMPOLINES! Yeah, I bet that will work as well as the NO SMOKING!
Interesting thing today, hubby had to go check on winter complaint for same tenant as last year. January heating costs/bill for December. Same thing again, windows not all the way up and locked. Complains about curtains blowing and I cannot get over how they just say, duh..... He changed the filter even tho she said they'd been doing it, NOT! --71.219.xx.xxx

Pat of VA you have got to love it. Tenants will lie and in most cases they do not realize or care they are lying. They will say whatever they want to make themselves look good.
Since your insurance does not allow for trampolines then send a tenant a note stating that you need to see their insurance rider that covers the use of the trampoline. You know that they will not produce a rider for the trampoline. Therefore they will need to remove the trampoline or MOVE. Lets hope they move and take the tramp to their new address.

Good catch! How often are you checking your resí FB? Should we be concerned (teehee!)
My lease is clear and proactive: trampolines, half pipes, and swimming pools are not allowed.
And maybe we need to be watching more FB!

I don't even really want to go there, but my wife found our now ex tenants on social media acting like idiot of which I will not get into on this post but my rental house is in the video and it is of them moving out and acting really weird about it. Apparently they have been doing vlogs for years. They where in media business. Doeeee! I should have been checking for years. --73.120.xx.xxx
