I will be going to a foreclosure auction next week,there are solar panels on the roof.If I buy this house does anyone know where I stand with the solar company?I assume they cant make me leave it there if I don't want it but can they come remove it and where would I stand with holes in the roof? can I make them repair it or be responsible for it? --72.231.xxx.xxx |

You have no contract with solar company where can return the solar panels to the company. It is possible since the hardware is there can buy solar panels along with other equipment then the house will continue to use solar panels. Solar panels are dropping in price. At this point the solar panels could be owned by the delinquent owner. However if there is a contract on the solar panelsand they are rented then have the company remove them. Before they remove the panels check the attic for leaks.
I would think the best method to repair the holes IF they take the anchors; is the easy out is fill the holes with roof type caulking. However this could be a temp fix. Each area that has a hole should be replaced with a new shingle, this will be the proper fix.
However, you're going to buy the foreclosure and most likely flip it. Then let the new owner deal with the solar panel they may keep the panels and decide to use them. --99.56.xx.xx |

Some solar companies file a lien on the property until the panels are paid off or the property owners obligation is completed. Not sure how this factors into a foreclosure but it’s something to consider. The contracts usually have a fee stated if the owner wants the panels removed. --166.137.xxx.xx |

Johnny B the company's with liens have a right to bid on foreclosures to protect THEIR interest. Sales are cash on the court steps. Same with Mort co.s they bid what they are owed - when others bid higher in most case they stop bidding and wait for the cash from the sale.
6X I hold property's-- the less clutter in and on the property the less "maintenance" I need to do. I take out refrig's, unnecessary shelving, disposals. Get rid of anything and everything they could break or cost me $ to fix. --99.103.xxx.xxx |

a few years ago Pennsylvania was offering some type tax credits if you got solar panels. A lot of folks bought into how it would not only save them money on their personal bills but also that the utilities would buy their excessive electricity at great monetary returns. I believe they all do save the money on their personal bills ...the buy back windfalls didn't happen because of how cheap utilities have been.
Anyway, the folks who did that took out mortgages on their properties to pay so they own the panels ...just have an extra pesky mortgage on their house.
New York also offered some type tax deal about 10 years ago. Double check there isn't a 2nd mortgage recorded. --72.70.xxx.xxx |

Nicole even if there is a 2nd that lien holder has a right to bid to protect their interest-- if they don't bid it up to cover their second -- and the property is sold for less-- THEY lose.
