Just got my letter from the local Housing Authority that "HUD may have enough money to fund February payments, however if the shutdown continues all subsidies will stop." Wondering if other ZT LL's are quickly going to start evictions when that happens. --107.141.xx.xxx

I don't do Sec 8 for this very reason: they Govt often cites rules that limit the rights of private property owners when their incompetence leaves the owner holding the bag.

But to answer your question: yes, I would file eviction immediately unless I had signed my rights away. We're 11 days past due as of today! I file on the 7th day late. Don't like it? Take it up with HUD!

Bostons "Big Dig" has cost 25 billion (so far)We payed 10 billion for romance novels last year. 5 billion on Ring tones. 4.41 B on St Patrick's day.and 16.8 Billion on Easter. 30 billion on Dollar Store purchases, 17 B on video games. 65 billion on soft drinks. 63 billion on cosmetics. 16 billion on chocolate.

69 billion in 2016 sent to Mexico and other Latin American counties by US migrants.Gone from our coffers.

So at least the 5-6 billion stays here and would be recycled in the US by the builders/suppliers.

I may be wrong, but I think that the real reason why DT insists on the congress to appropriate the funds is: Any other method to fund a needed Wall (such as funding through the Pentagon) could result in a future president dismantling it, for one reason or another, legally or illegally, with the 9th circus or not.

Saying the wall shouldn’t be built because illegal aliens are here primarily because of overstayed visas is like saying that because evictions are mostly due to unpaid rent you will only have one clause in your lease. Pay the rent. Period. End of lease.

You see how silly that sounds. You have to cover ALL your bases, not just what you think is the biggest problem. Build the wall.

Come spend a couple of weeks in Southern California,Dan, and look around. Nobody ever gave those field workers living in hootches or driving uninsured cars a visa of any kind. In order to get a visa, you have to prove that you have reason to return to your country of origin.

Rental vans packed full of undocumented aliens aren't full of foreigners who overstayed their visa.

If you don't have any education, no job skills, and neither you or your relatives own property, you can't get a visa.

DT wants the wall because his voters want the wall. He's trying to fulfill a campaign promise. I know the people of the USA are not accustomed to politicians who fulfill campaign promises, but his voters voted for it and he is trying to get it done. --98.146.xxx.xxx

I listened to a fascinating podcast from Malcom Gladwell's Revisionist History called General Chapman's Last Stand. He talks about 'the cost of immigration' to the immigrant and how, as that cost has increased, the cyclical nature of immigration that occurred historically has dramatically changed. The less porous the border has become the more people are walled in. Not to be listened to if your mind is already made up about these things but like I say it was a fascinating podcast. --166.137.xx.xxx

I only say show me the data to support immigrants crossing the border is significant compared to over staying a visa. It’s like saying all those who cross the border are rapist or murders. A wall is a primitive idea for simple minded folks. The data doesn’t support it and is intended to please the Trump base. We have many ports of entry and Mexico is a fraction of the entry ports. A good business person would not build a wall to address the issue, but rather look at the larger issue that is not based on “gut” feelings as dine by Trump on a regular basis. Interesting, just read my HAP contract. Glad I am down to 1 section 8 tenant and a good reminder why I don’t want to contract with our govt.

Part B

4b4-The HAP contract terminated automatically 180 calendar days after the last housing payment to the owner.

4b5-The PHA May terminate the HAP contract if the PHA determines in accordance with HUD requirements that available program funding is not sufficient to support continued assistance for families in the program.

Part C

5d - The Tenant is not responsible for paying the portion of rent to owner covered by the PHA housing assistance payment under the HAP contract between the owner and the PHA. A PHA failure to pay the housing assistance payment to the owner is not a violation of the lease. The owner may not terminate the tenancy for nonpayment of the PHA housing assistance payment.

I found and read my 20 year old HAP contract. It says that I can evict only on specific grounds listed in the contract. Non-renewal by LL is not on the list, which is mostly serious or repeated lease violations or criminal activity. It does allow me to evict if I want to renovate the property or "rent the unit at a higher rental". I think the latter means wanting more rent than Housing Authority will pay. --107.141.xx.xxx

It will be interesting to see how this plays out. Technically the HUD contract requires you to notify the housing authority when you file eviction. There are no good answers for landlords that either choose to file or don’t. “Use your reserves”, pay for eviction because the govt doesn’t hold up their end of a very one sided govt favored contract... many good reasons NOT to take Section 8. --24.61.xxx.xx

I understand that 73 countries have border walls. Its not supposed to be the be all and end all of the problem.

I remember when I was in Mexico and my wife and I came up to a road stop. They questioned me with a solider pointing a rifle at my head a few feet away. The questioning officer was polite in asking a few basic questions and let us go on but I was a bit unnerved. My wife who is a classical musician and had to travel in many places in Europe stated she wasn't upset at all, said "Oh yea, they did that to me a number of times when we had to cross the borders.

I have one going who stopped making payments to smoking remeditaion, but it your court has a rent escrow i would ask HUD to follow that order, my big city court has this and many times HUD has failed to make payments resulting in a default.

Dan, last year alone 400,000 illegal aliens were caught attempting to enter the US at the southern border. Do you think they caught all or even a majority of them?
