I returned two security deposits today, pretty much in full. A few minor deductions for final water bills (I never rely on those to be paid by the departing tenant) a couple of blinds at one place and the blasted stickered fridge at the other (ended up charging for our time and the paint, less than $150.)

Both tenants got their SD accounting by email first (checks are sent by the bank and arrive separately) and both thanked me.

It's really a great feeling not to stress over tenant departures and damages anymore.

Received notice from another tenant today - I pinged her and asked because my "60 days Notification" in my calendar popped up - they are leaving at the end of their lease in two months.

Very nice about it but when I inquired why, she said they are looking for something "more cost effective" which could mean moving home to their parents for all I know, because there isn't anything much cheaper out there except in illegal basement apartments.

On the flip side, another tenant so pinged replied he is staying on although he may change roommates. Fine with me, we'll work that out. --50.82.xxx.xx
