Help ,, I just finished a horrible eviction and are ready for the haul out of all the junk left. I live out of state and am relying on people helping me on site . The tenant had cats and urination odor is strong . Monday I am having someone tear out all the carpeting and pads. The base floor is cement slab . Could I have a cleaner wash the cement floor with bleach and water with a mop ??

I found a product many years ago called "MultiPhase Triple Action Oder Neutralizer". It may have been sold to the professional carpet cleaning industry.
We use to set-up at a NYC indoor antique market which during the week was an active parking garage. It often got pee stained. I used to spray it on our concrete space and wait a short while. It KILLED THE ODOR.
We had a friend who had an incontinent elderly relative and I gave him some. He reported AMAZING results.
If you can find it I sincerely believe it can help.

Had same problem with cats except in a basement. We tried many cleaners, bleach and pet odor eliminaters which all helped but it still smelled bad. We then painted entire floor with Kiltz OIL based primer and it worked. No more smell. (Make sure primer is oil based and you have plenty of ventilation when painting). --107.197.xx.xx |

Wasn’t cat pee but Rottweiler or ferret. Carpet guys told be to bleach the concrete. It worked for my situation.

Same as Tom. I tried scrubbing with cleanser with bleach, water with vinegar and lemon, water with a pressure washer. All helped, but when it was damp the smell was still there. Ended up painting with oil based paint. --70.90.xx.xxx |

This is why I don't really like the idea of having pets in the house. If they pee on my wood floors and the tenant does not immediately clean it up, which most probably won't,then the hardwood floors are done. $k But if I don't have any issues than I do agree that I can make more money allowing pets and get more prospects. Clean the concrete with TSP and you may let it sit on the concrete to soak into the urine area of the concrete.
Use Odor x it wet the area and let it soak into the concrete.

Many good suggestions here. Another product you can try is tea tree oil based cleaners. Tea tree, (melaleuca alternifolia, ) is good at reducing/ eliminating odors. To me, it smells the same as OderX-it. And, I get contact dermatitis from both of those products, so, I recommend wearing gloves, using respirators (N-95 masks.) --70.92.xxx.xxx |

Hard and expense lesson learned. A 2 Minute In Home Visit before final approval would have kept these housebeaters outta yo house.
THIS is why we do it before EVERY lease, even folks moving in from another state.
Also a walkthru at least twice a year would have cought the earlier.
Start with. $12 black light from Amazon to locate the problem. It will show DRIED urine, not wet.
Srub scrub scrub but the key is to LIFT the dirty liquid UP from the concrete. I suggest a VERY strong wet vac. Maybe even hire the truck mounted steam rug cleaner to suck it up. Repeat repeat repeat.
Then soak it with Odor X it. Repeat repeat. Let it air dry. The longer it sits (dwells) the better.
The baseboard is probably ruined and the urine will soak up in the drywall.
When satisfied run high speed fans to dry the floor.
Oil based Zinsser BIN is tougher than Kilz to seal it.
PLEASE!! do not replace with carpet!! You’ve learned your lesson. Allure from HD or other hard surfaces.

I mop concrete with bleach. But for urine smells, get a black light and use that to locate exactly where the smell is coming from. Its probably not the whole floor.
You can treat just the spots with enzyme cleaner and if that doesn't get the odor out, you put a coat of paint, just over the stinky spot.
With cats, there is a good chance the urine goes up the walls and behind the baseboards. Find it with the black light. --98.146.xxx.xxx |

Look for enzymes on the label, need to neutralize the natural odors and smooth floors to replace the stink and stain magnet product you removed.
