Yes, you would think that an over 15 year landlord would know how to file the 1099, but since I do everything myself, there has never been a need. However I will be helping my aged LL Dad in Ga prepare his paperwork to hand off to the CPA. He has to send out 1099s and Mortgage interest statements. I have already ordered from the fed, but not received them yet. Dad is a 35 year landlord, but Mom handled all the books, since in her younger days, she actually prepared taxes for several of the big firms. She passed this past August and I am helping as I can. Does Dad need to mail in a portion of the 1099 and mortgage interest statement to the IRS, or does he do that electronically? Or is that something he just gives to the CPA? Any advice will be helpful, as I said, Mom handled their books. TIA --75.141.xxx.xxx

Great idea Bill! Do you know how to get his Cpa to answer the phone or return a call? Dad even went by his office a few times to get some answers, but he is never there. It would be a good idea to find a new one, but since mom was the brains of the operation,and the Cpa has been doing their taxes for 15 years, we hate to have to change. --75.141.xxx.xxx

Try emailing the CPA. You can also file electronically with inuit. Input info, print forms to mail and electronically file form with IRS. Much easier than doing by hand on multiple copy forms. --24.61.xxx.xx

Homer - I file my own 1099s. You need to order the 1099 MISC (they come two to a page) and a couple 1096.

The 1099s goto the vendors and the 1096 is a summary that goes to the uncle sam.

I know it's possible via quickbooks, etc as well.

Over all it's a 10 minute job.. Father will need to sign.. --62.216.xxx.xxx

You can buy them at Staples. For about $18.00 you get the 1099 and 1096 forms with instructions. The address is right on the 1096 to send to IRS. If you use Quickbooks you can print them directly from there. --71.10.xxx.xxx
