balcony door leaking

On Saturday had lots and lots of rain. There is a puddle of water in the basement. And the ceiling in the basement under the door (balcony door from above) seems wet.

What more can be done to prevent this leaking?

What type of siding is there?

What type & size of exterior casing is there?

What type & size head flashing did you use?

Did the slider have a nail flange? Is yes did you use tape to seal the flange to the house wrap?

What's above the door? Is it possible that the water is coming in somewhere above the door then following the jack studs down to the lower level?

How is the balcony attached to the building?

What type of decking is there?

Did you use a base & counter flashing that runs under the slider pan?

Steve- only answers I know is it is a wood deck.

Townhouse with sliding exterior.

Thanks for all this help. handyman installed door pan per suggestions from this board. Do not think he installed any flashing?

Most sliding balcony doors have drainage hole where if there is water in the track the track is slightly tilted where the water goes through the drain holes. First check to see if the drain holes are clogged up then pour some water to verify the water is draining out the exterior of the door. Had this problem many times where drilled some additional holes as well. Check out videos on You Tube where sometimes videos are helpful. --147.194.xxx.xx

What is the purpose of the PAN? Pan collects water and sends it AWAY. So if your guy installed the PAN and it's leaking-- well you said he installed per advice FROM here. AND ITS LEAKING!

That pretty much says it all!

Evidently you don't have the bandwidth to understand how lots of things could have happened, so let me just use one example.

My handyman (independent of any board input) said he will check if this is an issue and the board also mentioned this as a possible cause. "Laura said they did lots and lots of caulking. I wonder if they may have accidentally caulked the drain holes" .

It's still leaking therefore the boards suggestion was wrong. That's how I take it. I have small brain though-- but my threshold isn't leaking either.

And I'm sure no one ELSE took your post to mean you were "blaming" the Board for anything!

As to the leak, two things: 1) Sometimes water just finds its way in. Where there is the slightest way, there is a will ;) It might never happen again...we live on the water as you know, and sometimes during bad storms we will get a random leak that never repeats itself again! 2) That said, I'd be checking the weepholes too. We've seen them not only caulked over, but also so much dirt in the tracks of sliders, for instance, that water can't drain fast enough during a big storm. --50.82.xxx.xx

Doors seem easy to put in. But if not right the leaks show up years later with rot somewhere. Yours happen very soon.

And of course there is always the chance of the jamb or brick mold rotting.

A door under a covered roof or porch is always a safe bet.

If not we usually upgrade to a composite jamb and PVC brick mold. And fiberglass door if an area that seems damp all the time. Since had a few new ones rust.

A few things could be your problem. You just need a good door installer to take a look or reinstall.

Any chance the water came in elsewhere, totally unrelated to the balcony and flashing issue?

At one of my rentals, when there is very heavy, fast rain, water flows over the gutters, off the back of the recycling bin, through the window well, flows across most of the basement, to puddle next to the laundry tub on the other side of the basement!

Solution? We moved the recycling bin. Problem solved!
