Is it a good idea to own rental property next door to were you live? Seems like it would be more efficient but I think there were a couple of people on this site that did not think it was a good idea.

I would not want to today.

Up until I was married I lived in one half of a duplex and rented out the other. I think they call that house hacking these days. I just called it living in one half and renting the other.

As the lawyers say - it depends. If I did not have rentals close to where I live I would not have any. Kind of like in my town we have 1st Street 2nd Street 3rd Street going in a north-south Direction. Going east and west we have about 6 streets. In my younger days I could take a baseball and throw it 2 times and hit one or two other of my properties. So I guess it depends on the size of area you have to choose from --173.187.xxx.xx

Next door, nope, no way. I don't want to see what they do every minute and I don't want them to know what I do. A few doors down, around the corner, maybe. Sure you can walk over, but if you are bringing tools you will drive anyway.

I have a couple of rentals on just off a main street, 3 miles from where I live, so every time I go to town, I drive by and can see what is going on. I can see a lot from the road. One is a duplex with a barn, so I often stop at the barn. Good to keep an eye, but not know everything.

My family (parents, kids, brother, nephews) all live within a mile of me. Nice to have them close, but they are still where I can't see them and everything they do.

Now of course you have to realize my "neighborhood" is very country, houses are a good distance apart and well off the road. So we are not living next to anyone and I really like that a lot --108.4.xxx.xx

Close - yes - but not that close. All of my units (3 multi-unit buildings) are all within a mile of where I live. This is one of the smartest decisions I have made as a landlord.

Landlording has provided to me a very comfortable retirement from the 9 - 5 but I do not want to be reminded on being a landlord every time I step outside of my front door. --100.6.xxx.xxx

I need distance between me and my tenant. 2 miles is a good minimum. Last thing I need is an upset tenant smashing out my windows with bricks.

We have lived "on property" with 6+ tenants since 2004. We have four studios and a downstairs apartment right here.

It was only a problem back in the day when we didn't know how to screen, but that was a problem at every rental, not just on-property.

Nowadays we might not see or talk to a tenant for weeks, and then only to wave at each other in the yard.

We never see our downstairs tenants at all. They enter the building on the opposite side from us and their dog never barks. We have to go out and check their parking area to see if anyone is home.

It's all in the screening no matter where you live. --50.82.xxx.xx

I have a 4 car garage and still don't have enough room. Our place sits on a few acres so I have space and privacy.

There is room that if I need to burn a pile of old nasty wooden furniture - you can just strike a match and it is gone. Being out in the country, there really are not that many duplexes out here.

I live next door to my two sets of tenants. One set is my daughter and her fiance, who pay market rent for their apartment. The other tenant is a social worker in her late sixties who lives alone. I know living too close to tenants and renting to friends/family are both no-nos for most on this forum, but both situations have worked out very well for us. My daughter and fiance are in their third year of renting from us, and the social worker has been with us for six or seven years. Never a problem from either. --73.231.xxx.xxx

My rentals are in separate towns about 15 minutes away. The only place I've ever run into tenants is in and around my rentals. There's a couple of them who have jobs at places near where I live, but I don't let them know and I've not run into them. I don't volunteer where I live, but with an internet search, they can find out. --209.122.xx.xxx
