So for those of you that keep track of such numbers, what proportion of the leases you sign end in

1) normal end, or mutual agreed ELT

2) tenant breaks lease, but no significant damage or unpaid rent

3) forced eviction

I suppose I'm mainly interested in the percent of your leases signed that end in a real eviction. Are there steps you take to try to reduce that number? --50.4.xxx.x

We've only had one eviction that took it all the way to the legal end in 15 years. He did NOT get a Sheriff's set-out, but he did take it all the way to the last legal day and then did a last minute move. No damages to speak of though. Not even that dirty!

We've gone to COURT to get possession a handful of times. And of those, only twice have tenants actually shown up. One was granted a continuance because of incorrect notice (sheriff's mistake, not ours!) and the other had no case at all.

We offered cash for keys to the first guy, he took it and left. Place was gross but that was the reason for the eviction in the first place - he always paid his rent!

The second tried to pay us rent outside of court, we refused and they moved out on time, even cleaning the heck out of the place as they went!

We have asked tenants to leave in lieu of filing a formal eviction several other times, and they did, without incident. Some left trashed spaces, others were decent.

The trashed places were all from bad screening of long ago. --50.82.xxx.xx

0% broken lease. I do month to month, so no lease break.

0%. I've never done an eviction or filed for an eviction. So.....

0% ETF paid.

Tenants give their 30 day notice and leave. I don't think I've ever issued more than 5 notices to vacate.

About 5 tenants have receive a pay or be evicted. I've had one tenant receive more than one pay or be evicted and that one paid but gave his 30 day notice and left the house clean and rent paid up. --174.216.x.xxx

About twice a year, I need to butt heads with someone to the point where I need to up and toss them.

Only once a year do I have to hire my Uncle Knuckles

Most of the time the folks, are alright and do what they need to do....maybe not exactly to the level I want to too, but at least there is no aspirin used. --72.23.xxx.xx
