We are also using Bluemoon software for our lease agreement printing and to use them, we have to be a member of TAA (Texas Apartment Associations).

It feels like we are at their mercy and they keep on raising the prices and membership fee because they think we have no choice.

We pay them over $1500 a year just to print leases.

Do we really have no other choices than TAA and bluemoon? --50.193.xx.xx

Aside from classes, Realtor fees are cheaper and You get access to MLS and all the forms.

If you want to save money, have your lawyer draw up a form and hire a software guy to help with fill in forms in Adobe.

I dumped TAA due to the cost too, but I'm a Realtor so I had TREC forms to fall back on. --108.69.xxx.xxx

So if you have printed version, just type it into a word processing software, change what you want, add and subtract clauses based on your specifics. There is your lease.

I have rental agreements, they are unit specific because some on SFH, others are 2 units in a building. So I specifically write what is necessary for the unit. --108.4.xxx.xx

I agree with Linda, except use software to scan and convert it to a word document. I have to amend each lease anyway for the lease amount, address, names of occupants, whether they have pets, etc. etc. --204.210.xxx.xxx

But how do you keep track of the change of laws and codes etc?

Local? Not that I am aware of. I know there are a lot of apartments in TX but it seems every landlord has one choice - TAA.ORG and they are ripping us off and I am trying to not use them. (Bluemoon requires us to be a TAA member to use them and each page, each click, each print cost money. --50.193.xx.xx

I am not an experienced land lord and I am trying to figure out how to make my on proper lease but if I did not want to do business with someone I felt was ripping me off then I would not do business with them. I have seen both Brads and Jeffery's leases and I am impressed with both of them. You do have some choices but they may need to be customized. It also requires the user to keep up with the laws.

What I hear this string talking about is a real nice business model that TAA seems to have. So my question is, why aren't Texas Attorney's seeing it and copying it? --72.23.xxx.xx
