Looking for feedback on toilets. I normally just get a cheaper one from Menards that has good flushing power. Fast foreward a few years, the flapper is leaking due to the high iron water. Higher water bills.... I'm not happy, renter is not happy....

So I started to look at the Niagara flapper less toilets. Local landlord had a real good experience. Go to the Terry love website, all the plumbers hate them. Too many call back and issues. "Made cheaply since they moved production to China." Seems Niagara is pushing the new Stealth toilet that uses .8 gal per flush. Seems great, but how does the waste flow down the pipe and not get hung up? --73.9.xxx.xxx

I am not much help since I have not used them.

But I do know one local LL that likes them.

I never tried one. I just figured if they worked like advertised they would be a lot more popular. Not having to replace the occasional flapper would be worth it.

We use AS cadet 3 toilet. But if you have a water problem I dont think getting a better one will make a difference.

I would just replace the flapper automatically every year.

You could look at a water filter but you maybe replacing one maintenance issue with another like changing a filter. --73.152.xx.xxx

I'm a regular contributor at terryloveforum.com, and I will tell you the same thing I posted there:

1. Don't buy 0.8 gal tanks or 1.28 gal tank toilets. get 1.6 instead.

2. Buy a tank which has replacement parts that are easy to find/replace.

3. Use only solid brass tank to bowl and floor bolts and nuts. --99.59.x.xxx

I put two Glacier Bay flapperless Niagara clones in a rental with a nice retired couple. They work perfectly there. I do not recommend them for general use because of a lot of plastic parts. The average tenant will break them quickly. The American Standard Cadet 3 works great for that application. Added to the comment about solid brass bolts, check them with a magnet to make sure they are not plated steel. --157.204.x.x

Have used Niagara flapper less in apartment buildings and house. Never had issues with toilets. The bucket assembly rarely gives problems where the inlet valve may fail where in most cases adjustment solves. Well the technology was invented in this country it would be impossible to sell where most people want to pay around $100 dollars for a toilet. Best solution is try one out for house then can see if you buy more. Consider buying a spare water valve for repairs. Present Niagara flapper less use 4.8 liters per flush less then the many 6 liters per flush toilets. Tried some of the other very low flush toilets where found parts along with flush performance was not good. There are many videos on You Tube about the Niagara flapper less toilets. It is about 3.78 liters for a US gallon as we used imperial gallons before everything was converted to liters. --147.194.xxx.xx

Flapper is easy to change. The issues the toilet will leak... Increasing my water bill slowly... So I started to install fluid master leak detector floats. The tenant has to "double flush.". Meaning, flush to fill the tank and then actually flush. This makes tenant unhappy, resulting in a text or phone call to me.

If there no flapper or rubber parts to fail... Less water leak and no calls/texts to me. But if this just creates a new problem, really don't want to buy five and regret all five. Made that mistake buying 8 whirlpool water heaters before finding out they are junk. --73.9.xxx.xxx

Yes I have used the Cadet 3 for years with few problems, even with our very hard water.

My house has a softener but I never put one in a rental. The salt would bankrupt you. Cheaper to replace fixtures more often. --206.15.xx.xx

Hate to burst the Cadet 3 bubble, but I had one that just stopped working - not even water would go down. It was a 1.28 gpf, about 5 years old. Replaced with a 1.6 gpf and no problems since.

Dont think that was the fault of the Cadet 3. Even after 5 years. Nothing on them that can wear out or fail so not even water will go down.

Chances are whatever clogged the cadet 3 would have also clogged the new 1.6g one you replaced it with.

Could have even been installation error. Like using a extra thick wax ring, or one with the plastic extension when not required.

These can deform when installed and can cut the flange opening down to where it cloggs easy at the flange. If the flange is on top of the floor where recommended. Does not always cause a problem but definitely can at times.
