Selling one of my SFH. Wondering if I need to change my homeowners insurance from rental to vacant?

Rahabbed, patched, painted, etc., now it's vacant and on the market.

CX, check with your agent. Some policies cover vacancies and other policies only cover about 30 days and then you will need to have a policy in force that does uncover vacancy for a longer period of time. --155.188.xxx.xx

Sorry if this is elementary to ask but are you saying there is insurance to help cover costs of vacancies? --2600:8806:a103:...

No John, she means as it sits empty waiting to sell. Insurance can provide loss of rents coverage incase of a fire, etc.

Me? I wouldn't even tell them it's vacant. Just sell it. If they drive by and have an issue, they'll send you a notice. Deal with it then. --50.32.xxx.xx

The only time I get the higher cost insurance because the building was vacant is when I first purchase and won't have a tenant while it is being rehabbed. My insurance will cover 30 days vacant between tenants. But if you are really concerned, just call your agent. --108.4.xxx.xx
