Hi fellow LL,
I wonder if you guys have a way to find out whether the prospect is the type to play loud music after moving in? Recently I had a new tenant who got good credit and a good job. So I moved her in. Weeks later I've got complaints from other tenants in the building that she played loud music at night... It would be nice to be able to screen this type of people out during the screening. Any techniques to accomplish this? So I could use it for the next tenants. Please share your inputs.

Unpredictable as it is, my only guess would be the in-home inspection showing a gigantic steep system and beer bottles everywhere.

I call current and prior landlords. There is a small chance that they have received complaints and will tell you about it.
Unfortuneately, apartment buildings often won't give any reference all, not good, not bad. But still, I can get a landlord reference for most of my applicants.
The only other thing I can think of is to go and talk to the current neighbors. I've actually done that when my gut told me "red flag", but I couldnt find anything negative. --174.216.xx.xxx |

If they are loud enough, there might be noise complaints to the local police. That won't make it onto the criminal report, but you can call the non-emergency number at the local police and get a report on calls to their address.
Emphasize the noise clause in your lease and that you will evict and that might possibly scare some of the noisy ones away. --174.216.xx.xxx |

This tenant would get a notice posted to the door and email or text as well.
NOTICE
It has come to my attention that your noise level is not acceptable to other tenants.
Paragraph BLAH BLAH of the lease states: Noise levels and disturbing the neighbors.
You have 3 days to remedy the noise issue. The next complaint I receive about noise level from your unit will receive an eviction notice.
The remedy for you is to get a set of headphones and listen to your music as loud as you like.

Things change. I rented a house to a nice family. Finally when the children were all old enough to attend school, teens were left at home for hours alone. The boys would crank up the music to 100 to 120 dB so it could be herd from half a block away. No matter what I said of did, it would never end. My other tenants and neighbors would complain.
I marked the volume control knob to where the acceptable limit was. Still they wouldn't comply. So one Sunday morning I delivered a "Notice to Perform or Quit". A week later I was there to serve the eviction papers. I gave them several choices.
a) dispose of their sound system
b) leave within 30 days
OR c) eviction.
The father new that under rent control he had a sweet deal. If he had to move, rent would be $500 a month more. So he removed the stereo system and gave it away to goodwill. --47.156.xx.xx |

LL? Neighbors? Walk around during evening hours?
I was taught to visit prosepctive homes after supper to see the REAL parking and noise levels in a neighborhood.
My lease is clear: Music, sounds, noise......must not be audible in the next home or apartment.
So I would make a copy of that page and deliver it to her.
I have a basic DRIVE BY FORM LETTER that lists several common issues and just check off what applies.
Then repeat with a copy marked SECOND NOTICE.
Third copy is eviction. Three strikes and you're out.

My solution was pretty simple in my multis. A lease addendum page on noise.
"Any audible noise (including talking) outside your unit is too loud." Also we specifically prohibited "sub woofers" on stereos OR tv's." The bass permeates walks even at low volumes.
I had the tenant sign the page and initial each paragraph, and made it VERY clear before acceptance this was a non negociable requirement of the property.

Oregon Woodsmoke [ID], talking to their current neighbors? That would be the sure way to find out. The only problem is that we'll have to try to catch the neighbors first. Also great idea on the noise clause.
Tom [FL], agree that headphone is always a solution.
Robert J [CA], that's why I hate renting to kids.
Brad 20K[IN], Yes she's on way out (I'm evicting her)
Live The Dream [AZ], I have noise clause in my lease as well but these young tenants don't really care. I think the best way is to screen them out before accepting them.

We are owner occupied. At EVERY showing we tell the prospective tenant “if you like loud music/tv and loud parties you won’t like it here.”
One young prospect, I think right out of HS, was looking around the double living room above mine and you could see the parties forming in his mind. His face just fell in disappointment when I told him this and dashed his dreams of the parties he could have. --64.222.xxx.xxx |
