Whenever it rains for 3 days straight, I cringe because some tenant may be calling and say their roof is leaking. (This happened 2 weeks ago and I sent my handyman to patch the roof leaks (there were 2 of them on the same roof).

Roof patch jobs are a hit and miss type thing. Sometimes the leak(s) can be located and patched with roofing tar and sometimes not.

My question here is: how often will you patch a roof before making a decision to replace the entire roof? (A new roof here is a min. of $4,000.00). Just how bad or worn out does a roof have to get before you consider total replacement? --68.63.xxx.xxx

I had to replace roof on house and garage this year. I used a zero percent credit card check and paying it back according to the terms... that reduced the blow to the budget. Roy my maint man use to be a roofer. There's not a roof out there he hasn't said-- you need a new roof there!

I make him patch them with the caulk from the roofing place not the stuff from Loews or Hdepot.

I've done roofs on just front or back depending on which side was bad. I also do roof overs -- cut the hanging tabs and put new shingles over old. Put tarpaper down on old first. If the edges aren't curled up on old shingles no reason not to go over. (FYI I wouldn't do this in yankee land-- land of the much snow on the roof due to overloading possibility) --99.103.xxx.xxx

Because of the heat and the sun beating down on roof's in my area, a 15 year roof only lasts 12 years. A 20 year roof only lasts 15 to 16 years and a 25 year roof may last 22 years.

Many owners will try to get every moment of use out of an existing roof. Then when it's too late and it begins to leak, an owner will have to get any roofer available to replace the roof between the weather and rains.

When instead you could have chosen the best roofer at the best time at ones (and the tenants) convenience.

Case in point, I needed three new roofs around the same time. One home I owned 50%, another home only 25% and the tired house was 100% mine. Since I controlled on of these homes, I could put a roof over the old roof, it was the second layer and the first was in good condition. Since I had time, I did the job myself costing me only $2,300 in materials. The Second and Third houses my partners wanted to wait, and wait and wait until it was too late to do a roof over roof. It had to be stripped and done by an outside company. I wasn't going to work on partnership homes when we waited too long to make the job simple. I will not patch a roof. At minimum I would have a roofer pull up any leaky area shingles and replace with new shingles. If the amount of shingles needing replaced is more than about 10% of the overall area of the roof, it's usually more economical to replace the entire roof. The cost of water damage outweighs the cost of a new roof...you're going to need the new roof anyway at some point...so why put it off. The only time I'd "patch" is if you're trying to get by for a month or so until your roofer comes back from vacation or to get through until the weather warms up when roofers can install. --99.92.xxx.xxx

On all of the fixer-uppers I buy, the actual age of the roof is always a mystery. I would estimate a min. of 20 years but it could be 30 or 40 for all I know. Some of my roofs have multiple layers of shingles on them.

About 8 years ago, a roof leak was not reported by my tenants until a 4x8 piece of water saturated drywall fell from the living room ceiling. That incident sticks in my mind like no other.

Up here the shingles start to curl and pieces will be out on the grass when it's just a little past time. I try to replace according to the amount of time that the shingle manufacturer said. I have thirty year dimensional shingles on my home and they have about 8 years to go but I will look for signs. Now what does leak are the collars around pipes and the area around the chimney if the flashing wasn't perfect. I have another building that I would like to replace the roof this summer upcoming. I asked for an estimate last year from the best guy around and they never called back. I have another one with thirty year shingles also, and one more with twenty year shingles and that will be due also but I can see the top front from across the street and they look good. --73.248.xxx.xxx

It's time to replace the roof when you get tired of the calls for a leaky roof.

I had one (an older home with one of those tin roofs) that had a frustrating leak in one of the bedrooms. Had one guy come and seal where we thought the leak was; checked it through several rains with no issues. Right after I reinstalled the ceiling panel (it had a dropped ceiling) we got a gully washer and, of course, it leaked again destroying the panel.

Called another roofer who (without even climbing up on the roof) told me I had to replace the entire roof at a cost of $10K. No thanks; I'd sell the place first.

Called someone else and a young fella much braver than I was took a look (I'll walk on a tin roof with a "gentle" pitch but decline if it gets any hairier) and offered to seal it with a rubberized product; did the entire section covering the bedroom for $500 and that has done the trick through several more gully washers.

My point is lots of roofers will tell you to replace (especially if it's a slow season for them); sometimes shopping around helps you get the correct answer for your pocketbook.

Lots of variables. I've had brand new roofs leak.

If it's cracking, cupping, and curling, you'll be replacing it soon.

It's like everything else in the maintenance aspect of this business. Simple cheap fixes first, bigger fixes later. I don't replace a furnace when the pilot light goes out.

I don't replace a water heater just because the element went bad.

Based on what you wrote, go ahead and replace the roof. Do not roof on top of it. Here's why: When you remove the old roof down to the deck, you have a chance to replace damaged framing members.

A small house can be done in 2 days - tear off and re-shingled.

When we designed our house, we made sure there were no valleys in the roofs. All straight line, maybe different heights. Less likely to leak. OK lets see. Roofer company says "have to take up old roof". Not in to bad a condition but a few leaks noted on Sheetrock ceiling inside.

Take up old and THEN put down 19lb tar paper-- why? Well we need an underlayment. We say "but there was an underlayment", "the old roof" so tell me why couldn't the old roof (if not curled up on tabs" be used as the underlayment"?

Before you put on a new roof, check the vent/exhaust boots(like Ally said) and anything sealed with asphalt cement. These can have a much shorter lifespan than shingles and are sometimes the first thing to go bad and start leaking. --107.141.xx.xxx

Almost every fixer-upper I have bought, someone before me decided to add another room (3rd bedroom or laundry room) to the back of the house and where the connection was made between back of house and the new addition,...always leaks. In many cases, the new addition just does not have enough pitch to drain the water off. I do find that metal roofs are better for low pitch roofs. The slumlords in my town NEVER buy new roofs,...they just keep patching, patching and more patching. Two doors down is a 4-plex where the roof has been patched so many times you can't even see the original shingles anymore. In some areas, hot roofing tar gets mopped in big areas including the valleys. It does not look pretty but I would assume it seems to get the job done. --68.63.xxx.xxx

Its frustrating. A plumber will do repairs, an electrician will do repairs. But golly, it's tough to find a reputable roofer around here who will do repairs.

Consider installing a metal roof if the house uses a straight gable roof. It is matter of installing 1"/2" wood strapping then bolting in metal roof panels. With a metal roof there are three grades of material which are residential, medium thickness then heavier commercial grade. With one layer of shingles there is no need to tear up where metal roof can over shingles. So many roofers want repeat business as metal roof will last at least three times longer. View some videos on You Tube about metal roofs then can familiar with the process installation and life expectancy. Once the dimensions of the roof are known then it is possible to price out the materials for a metal roof or can go back to renting a roof with shingles. Tar patching last about a year. I would replace faulty shingle if possible. If whole roofs looks old and worn I would replace. Check to see how many bare spots are in the shingles do to loss of rocks from hail or age. I've found that most asphalt roofs have a real world life span of 20-40 years. The same exact shingle will behave differently on a roof that gets lots of direct sun exposure than a roof that is partially shaded by trees. A roof that isn't properly vented will cook from the heat buildup in the attic as well as the sun's rays. A roof that isn't properly installed won't last as long as one that is done according to the manufacturer's instructions. A roof installed over an existing roof will never last as long as a roof installed over just underlayment. Any roof that is installed in a high wind area won't last long unless it's storm nailed & laid at the correct exposure. Any shingles that are not properly fastened into a sound structural roof deck won't stay put. Shingles that get installed in cold weather don't get a chance to seal properly to one another where as shingles installed on hot days will stick together almost immediately.

As far as determining whether to patch, repair or replace a roof, it really depends upon the cause of the leak. Leaks around penetrations like vent pipes, chimneys, skylights, roof vents, etc are usually simple to fix provided the asphalt shingle binder isn't too dried out & there are still plenty of granules left on the shingles. Shingles that are missing due to wind damage are easy to replace if the rest of the shingles are good. Leaks where vertical walls meet the roof such as sides of dormers are fixable but require a lot more work especially if there are more than 1 layer of shingles. Most times these types of leaks require the installation of some new step flashings.

IMO if the reason for the leak is readily apparent than you fix it to stop the immediate issue. Once the leak has been stopped you can evaluate why it happened, how likely it is to happen again, check out the condition of the entire roof, get pricing on a new roof and decide your best course of action.

Look at the roof. If there are missing tabs, cracked edges, lots of nails are popping up, or the shingles are faded and worn, it's time to replace. If it's simply a small leak but shingles otherwise are flat and solid, try for a patch. Most roof leaks are small and the interior drywall can be fixed with relatively small repair. if it matters i have installed over 400 roofs for clients. only those needing replacement got replaced.

20 years is all you get

if more than one layer...tear off to bare deck and do proper carpentry repairs so the shack is ready for the next 25 years.

use UDL under-layment (not flintstones asphalt felt) and lifetime laminated asphalt shingles (no 3 tabs) in a neutral color like weathered wood. ALL new metal always. place plentiful vents as needed to move heat and moisture.

roofs are a biggie so just bite the bullet and spare yourself the torment of the calls that come at night when the place rains in.
