I know many of you are familiar with the movie representing a LLs nightmare, Pacific Heights, starring Michael Keaton. But there is another movie that might be worth checking out if you haven't seen it yet.
The psychotic shoe is on the other foot in the 2011 movie called The Resident with Hillary Swank. I just saw it tonight again. The first time was several years ago. It was just as creepy today as the first time I watched it. Jeffrey Dean Morgan plays the LL, Swank the tenant.

If your going into the rental business PH's is a must see. Being in business over 30 years it not only could happen it does--- that's why there's a minimum charges and fee's addendum. Tenants steal rent (that's a given) but also take things from the property's. Court filings are just a part of the business and swearing under oath (a Lie) means nothing to most.

That was my summer... Pacific Heights. I spent the beginning of the summer saying it was like my own little Pacific Heights without the cockroaches... so gues what the other building got... cockroaches... all peaceful and pest free now (although I just woke up from a dream about new tenants and a kitten). --24.61.xxx.xx |

Soon after buying my "yuppie house" the tenants moved out during the Christmas/New Year break,and stole:
the fridge, the stove, the DW (which they uninstalled by cutting the plastic tubing), the water softener, the ceiling fans (3), and even the thermostat off the LR wall. The BR carpets all had triangular crispy, melted areas from an iron.
