I don't want to put solar on my roof,i want to buy parcels of land and lease the land to the solar company.We have a lot of these projects going on in my area.Does anyone have any experience with this? --72.231.xxx.xxx

Why not call the solar companies and ask them?

Tell them you have a couple pieces of land and ask what their requirements are for land they want to lease for their projects. Get them to tell you exactly what they want and the range they will pay.

Local farmer wanted to do that with some of their land after the husband died. The town or county ended up nixing it for reasons I forget. They did a lot of paperwork and it cost them money in lawyer fees to try to get it done and it was never done. I only had one course each in astronomy and meteorology, but I have read a lot. We are in a sun condition called solar minimum and that means a lot less radiation is coming in. You are also at a higher latitude so the sun isn't hitting your state at a good angle even in better times. You need to speak to a professional about whether or not there I enough sun energy coming in to make it worthwhile to a developer of solar panel farms. Richard MI said the same thing almost. I don't understand why you have these projects going on up there but I do know that there is a lot of money out there due to investments in "green" energy from bigtime climate change people. It's changing but we are not doing it and we can't stop it. it's a thousand year cycle and it has happened many times before. The recent study that came out was financed by big political contributors and people who make money on solar whether it works of not. Biofuels from algae would be a better investment. --73.248.xxx.xxx

NY has committed to having a high percentage of energy from "renewable" sources in the next few years. I personally don't see it happening or they fudge the numbers somehow. But it makes people feel good. And there is a lot of subsidies to get them out there. Yes, I have to wonder how much energy we really get in NY when we hardly see a sunny day. But whatever.

I get lots of interest letters, since I have a big acreage. In our area, they are looking for big solar farms. 20 acres to 500. (love how that is an OK loss of green space!) They want it cleared, so fields, it has to be near a power infrastructure because they feed it back into the lines. They usually do 20 year leases, with options available to the solar company for at least another 20 years. Of course 20 years is about the life of our current panels.

They are trying to update our zoning to allow these without having to go to the planning and zoning boards, and require the company to decommission the panels not abandon them. They have to be a certain height, fenced, maintained etc. Currently though it is a long process with public hearings to get it done.

I would say be sure to check the zoning first. That would make a big difference, then check into assessment. Some areas give a tax break for a few years, others up your assessment when they are installed. We have had a few companies go out of business here, and one large one is having some difficulty. It was going to expand, can't get financing and everything is on hold. I just see it as a feel good scam in upstate NY at this point.

They have to be paying huge rent, or else land is practically free in your area in order to get enough rent for bare land to pay the mortgage on it.

A 20 year lease fixes your income but doesn't fix the expenses or 20 years unless you can get a triple net lease, which would be important.

I'd guess that the power companies are targeting land owners who already own, not investors who plan to buy the land at today's prices.

Adding this if you lease your land for a cell tower, your land is still available to use for grazing or crops or building. If you lease your land for solar panels, you lose all other use for the land.

Those things get dirty too. Someone from the electric company cleans the ones on the phone poles on my street. Make sure you don't have to wash the bird poo off of them. I feed a lot of birds and I bet those pole guys are cursing me. Why is no one interested in parabolic mirrors which produce enormous heat. --73.248.xxx.xxx
