Yesterday one of our local high schools was put on lock down. A teenager who went to the school was involved in a shooting and the police were looking for him. The street that he lives on was mentioned in the police report and in local news (internet). Well, yes. My section 8 resident is the mother of this criminal. She has been problematic throughout her long residency in what was my former home. He is 17. According to the housing folks, if he is charged as an adult, she may lose her voucher. I have no problem with her vacating. This is a nice neighborhood and I do not want shooter/criminals living there. As a landlord, what would you do? --24.233.xxx.xx

Once he's in prison the risk is gone. are you saying her voucher is based on having him as a dependent?

I don't think I'd evict her, but be ready to re-rent and be strict with late payments.

I don't know much about section 8...could you raise the rent to incentivize her out? --99.92.xxx.xxx

A good tenant on her second marriage with a troubled son from her first marriage lived in my apartment complex with her newborn, husband and teenage troublemaker son.

On day while the son and his girlfriend went to the local hamburger joint, someone made a comment about the girlfriends so the troubled teen took out a gun and shot him.

I had worked with this kid and trained him how to "paint", hiring him to paint the exterior of this apartment building. He got pride in his work and for the first time learned the value of work and the rewards on doing a good job. I got permission from his parents to employ him and also had the teen get a "work permit" from his school.

My tenants were mortified that we had a "killer" on the loose with police constantly looking for him. When the policed questioned the other 30 plus tenants, no one would help the police. How crazy, you are in fear for your life and family and won't tell the police when you last saw the suspect and whom he hangs out with.

So I noticed the mother packing a suit case with the sons clothing. I immediately contacted the police, letting the officers assigned to the case that the suspect was going to show up for his belongings before he skip to Mexico.

The police knew I was the landlord and asked for my help. Within a few hours the son showed up, got his suit case and left the country. The police didn't set up a sting operations, thinking they had time for coffee and donuts.

My tenants that kept on complaining were given a document that they could break the lease and move within the next 90 days without any consequences -- their deposits will be refunded at the move-out inspection.

None of the tenants moved. When things got bad and the tenants continued to complain on issues such as tenants smoking pot in common areas, I told the tenants that if they refuse to call the police and/or file a complaint -- it's out of my hands. I also sent letters to the tenants that due to the lack of cooperation, any attempt to use this as a reason to no pay the rent on time, would fall on def ears. I would evict without a second thought. --47.156.xx.xx

Yikes, RobertJ, what an experience, and I hope that the neighborhood of your apt complex has improved.

I agree with Hoosier, and best of luck enforcing the rules for anything that challenges your Section 8 agreement.

In San Jose in an upscale private school, Harker, an awful young guy sexually assaulted a schoolteacher while she was preparing for her first class of the day. It turned out that the kid was living or slumming with his mom who was probably renting a place in the expensive neighborhood. --107.142.xxx.xx

Losing her voucher would be the easy way but Iím not sure how long that would take. If she has been a long term tenant, is that the next unit on your renovation list? My section 8 contract had a claus allowing me to give notice for renovations. It was a month to month scenario. Read the HUD contract to see what you are allowed to give notice for. --24.61.xxx.xx
