It is that time for changing tenants.. As I did preliminary walk through of empty house..I noticed the gutter long the garage to the front door was missing. Downspout in tack. No signs of damage..just plain missing.It was in fine condition.

When I asked tenant what happened he said he had no idea as he rarely used the front door and always used the door from garage to enter house.

Now I must figure out if I am going to charge for the missing gutter.

And if I believe him as there are plenty of things that he did not notify me to repair. Nor did he change filters and the ceilings are.. well you can imagine.. but he swore he changed them because he bought a box of them. I can handle the rest but the missing gutter's got me.

Yes everything was perfect had a new roof put on last January. It was there after the new roof was installed. He does travel A LOT. And we do have storms here in Fl. It is possible it blew away..but someone would have returned it. It is a zero lot line property. --66.87.xxx.xx

I use plug in CO alarms in each house...and a couple have come up "missing"...I have photos upon move-in so I just charge them at move-out. One guy complained and said "$40? That's outrageous! I can get one at Lowes for $23." I said, fine, you make the trip to the store, get the $23 unit, bring it to my house, and plug it in for me. (Ok, so I didn't actually say that, but I wanted to.) I asked why he took it and he said he didn't realize it was part of the house. LOL He ended up returning it to me. --99.92.xxx.xxx
