What do you all do when the Housing office does not pay their portion of the rent for a month because---1. tenant is being recertiied, 2.housing is waiting for some paperwork to come in from employer of tenant 3 or some other issue that is no fault of yours---Do you file for nonpayment in court? I have run out of patience and am kicking myself for not filing as I would with Non-section 8. --24.233.xxx.xx

If you call the office you get a run around,if you serve the tenant with an eviction notice then the tenant calls the worker and yells and screams and you get paid and you don't spend hours trying to reason with the case worker --72.231.xxx.xxx

I feel your pain.

I did Sec 8 once upon time a time. At the end of the 1st year, the tenant wanted to renew but go month to month. Okay, everyone was on board....Sec 8 case worker, tenant, me.

What could go wrong? ;-)

Person in Dept A didn't tell person in Dept B what we were doing, so Dept B stopped our payment. After 5 calls and tons of run around, Sec 8 acknowledge they owed us money and told me they'd pay the current and next month on the 1st of the next month.

No recourse. Our contract said Sec 8 was not responsible for their mistakes. No late fees, no eviction allowed. I got my money, but since it was a 100% voucher I was without that rent for 30 days. Bleh.

That was 11 years ago, and I haven't taken Sec 8 since. I learned that if you take Uncle Sam's money, then you play by his rules, and they are NOT in your favor. Check your lease agreement with them. Maybe thing have changed, but I'm not holding my breath... --173.20.xxx.xxx

I once got section 8 even without sec 8.

I know crazy. I had a Katrina tenant from LA (lower Alabama). They moved here after Katrina from New Orleans and signed our lease. After being in the home for 6 months the section 8 office started handling funds for the hurricane victims. So I get a call from S-8 and they want to inspect-- even after they've been there 6 months. Hey it wasn't up to me to let them in-- the tenants let them in. Anyway I get a list-- carpet worn down in living room-- and the real killer- wrong pins in bi fold doors laundry room. Now I'm curious and go over. The carpet worn - was the path from front door to kitchen and wrong pins was from tenant taking down bi fold to get his washer-dryer in-- he put pins back in wrong side of door. House failed. Told tenant get out. Then S8 says rent to high on contract-- this is month 6 of their 12 month lease. After much ado and me telling S8 lady the rent is on contract they agreed. First check comes-- bam it's not amount on lease so I call them and lady says yea but that's all we're paying. Can you believe the gale of these people. So tenant says I will pay you out of pocket the difference all up front - right now-- DONE.

Will never use S8. They're bigger crooks then the LL's they hate so much. --99.103.xxx.xxx

My section 8 tenant, one of 19 in an apartment complex decided after 9 months of tenancy that they needed a new coat of paint. Their children had put their finger prints on the walls making black stains.

I gave this tenant special wipes, Fantastic and 409 spray to clean up their walls. No way I was going to repaint a unit after only 9 months.

Section 8 Stopped paying their portion of the rent. Ordered me to paint the entire apartment. I refused and began an eviction. That's after giving the tenant the mandatory 90 day notice and telling section 8 i was cancelling the contract.

The day in eviction court section 8 showed up to protest. They classified me as a slumlord, but continued to pay the other 18 units rent.

I tired to enplane to the judge that section 8 was going to loose their 25% commission for cutting rent check each month and this had nothing to do with the condition of the unit, but loss of income for the City.

I got my chance to speak. I told the court that the damage to the walls was children's finger prints. The judge said I couldn't prove that the makings were the tenants children's prints and had to re-paint.

I then called in my expert witness. A police Sargent located in an adjacent building. He was a long term hand-prints expert who I had come into the unit and examine the fingerprints.

He testified that the marking on the walls were the tenants children's fingerprints.

The judge responded, so did section 8, "So What". Well the City Section 8 guide line says that the tenant shall be responsible for cleaning fingerprints from the walls. This tenant refused to do any house keeping even when I provided the spray, wipes and paper towels.

So the judge had to rule in my favor, the eviction went through. I got no rent from section 8 for 4 months since I cancelled the contract. After the eviction I filed a case against section 8, Housing and the City. They settled out of court if I dropped the case. They didn't want other landlords to see a recovery was possible. Like 1 in 100 landlords will win a case against them.

At the next landlord convention here on the West Coast, I stood by the Section 8 Booth and handed out fliers that taking on a section 8 tenant is about the craziest bad idea a landlord could make here in Los Angeles and West Hollywood -- only if a landlord doesn't mind loosing control over their investment. --47.156.xx.xx
