In an attempt to find better qualified applicants, I have tried (unsuccessfully) to post a 8.5 x 11 rental flier on the employee bulletin boards inside 2 of my city's largest employers,...Goodyear and a major hospital. (Many of my rental houses are located within 1 mile of these large employers). The HR person at each employer above told me flat out that I could not solicit their employees for marketing purposes. Why would they do this?

Can anyone here suggest another way I can get inside a large employer without having to apply for a job there?

Why would they do that? One they don't want strangers coming into their buildings to post flyers. Two: allowing you to post might imply that the company has some connection to you. Really, all those people read newspapers and look at online sites. In your online ads you can put the words: one mile from Goodyear and a major hospital. Ally has started the brainstorming with an excellent suggestion. I'll keep the brainstorming going.

Do you or anyone you know have a relationship with anyone who is already an employee? If so, perhaps they can post/share something on that employees LinkedIn, Twitter or Facebook page. They may have friends who also work at the same location.

Did you try offering a donation to the company's charity of choice any time one of the employees rented one of your properties?

Does either company have any type of bulletin or publication that you could pay an advertising fee to have an ad included? --208.54.xx.xxx

I currently do what you suggest in my online Ads but it is not producing the applicants that I really want. If I could get one of my slick photo flyers on the employee bulletin boards, I would not even need to use Zillow or CL.

It is not the Doctors that I want but the LPN & RN's that I want. Nurses have always been my best tenants. --68.63.xxx.xxx

Most of the hospitals universities near me have bulletin boards in their cafeterias. I've put notices up without anyone saying I can't.

I've seen flyers placed under the windshield wipers in the employees parking areas. If you go that route offer a small gift card to a local pizza place as a reward for connecting you up with a new tenant. --96.237.xx.xx

Roy do you have a Facebook business page. With Facebook you could post on your page regarding your rental and then "Boost" the post and target those within a certain zip code. Get this, you can even target individuals with certain interests (even the word "Goodyear" is one the words you can select as an interest, as well as "LPN" and "RN"). --208.54.xx.xxx

No, I do not have a Facebook page yet, however, your Facebook suggestion is definitely worth the thought of getting one.

Early 2019 is going to be 'the year' that I finally get up to speed in getting my first website which I need more than Facebook. I have acquired enough rentals now that is creating a need for more modern advertising search methods than the old fashioned ways that I can't seem to cut loose of (I still use a $30.00/month Flip-Phone and I personally answer all incoming calls).

Nurses do make enough money to buy a house, however, many of them have the same issues as most tenants do,...lack of down payment and some credit score issues. Plus, not all nurses even want to become homeowners, especially if they are still single or divorced.

I try to avoid CNA's. They make $10.00/hour, seem to change jobs frequently and can't manage what little money they make.

The HR types tend to be petty bureaucrats with a lust for power. You need to stroke their egos. Make an appointment to talk to the most appropriate person, and bring a small gift (a dozen fancy cupcakes for the HR office) and your professional looking fliers. Appeal to their egos and ask their help. They know their employees need housing, and they are in a great position to steer new hires to your properties.

This sounds extreme, but I was facing age discrimination when looking for my last job at age 58, when we moved to Idaho. I was not getting anywhere applying on the computer. I KNEW I was a good hire and my skills were valuable. I made appointments directly with the nurse managers at the Spokane area hospitals, and was hired on the spot. But I had violated the power of the HR department. It took 4 MONTHS for my paperwork to be approved for hire by the Fortune 500 hospital system. My repeated phone calls were getting me nowhere. Oddly, my paperwork was approved the day AFTER I hand delivered a basket of flowers to the HR Director with a cute card asking her to "Forget Me Not". She never mentioned the flowers.

Universities and military have housing offices that will take listing for vacancies. I don't know if you can specify upper classmen for rentals or military grade.

For a hospital, I would have thought about posting in the break room, but apparently, the way to do it is to contact HR first. Maybe place an ad in the company newsletter?

I've rented to nurses ( I've got a nurse right now), but they find me through Craigslist. As did the physician.

Craigslist in my area still works. I know that in some areas, there is so much fraud on Craigslist that it is unusable. So far, the only problem with Craigslist in my area is that the big apartment buildings post dozens of identical ads that fill up the first page. --174.216.xx.xxx

If you accept dogs and/or cats, perhaps advertise at veterinary offices and at the highest priced pet food store in your area. Target pet owners who have enough income to spend a lot of money on their pet.

Roy, here is my suggestion.

1. Romance the gatekeepers. HR typically has a handle on relocations. Gently grill them for information by asking for their help. How to they handle relocations? Do they have a RE company they use? Do they have a bulletin board? Online Service? Websites? Flyers are old school and might not be THE way they handle things now. Keep in mind that you are trying to HELP their employees and that you want to fit into their existing structure...this is the message you want to get across to the gate keepers. Bribes of pastry and candy often can open a door.

2. Gotta get with the times. Get your website up and running, even if its just a simple one. You can upgrade features later.

3. Get a facebook account. Here is where the value lies, you can search for employee groups and target ads to those groups. ie Hospitalxyz Then use keywords to target those people. You can buy ads and specifically target those ads to show up in that demographics feed. IF you dont limit your reach to Say Hospitalxzy employees, facebook will show your ads to any random people and charge you for it.$$$$$ Find some RECENT youtube tutorials on how to use and run facebook ad campaigns.

4. Find an employee at each company who is willing to post your info onto the company's employee pages. There are FB groups, Linkdin, and others.

5. Once you get a relationship going with the gate keepers, they will point you in the right direction.

Easy solution for the hospital... Get napkins printed with your company's name number and generic offering. Take them in with a box of donuts and give them to the nurses stations. Make sure there's a bunch extra napkins. They may save them and use them in the break area near every station. Doctors and nurses love food. Christmas is coming up. You could tie it as a Christmas gift and offering of thanks for all they do in the community.

While there may be rules about posting advertising, there probably isn't a rule about feeding the staff.

That would work for hospitals, nursing homes, and maybe the Goodyear factory. For Goodyear, I'd be tempted to have a few dozen chocolate coated (to look like a black tire) with GOODYEAR stenciled on it in icing. Who'd say no to that. Plus it's memorable. --108.69.xxx.xxx

Like you, I have a previous life in the corporate sales world and I know all about the '5 visits' just to gain someone's trust. One reason I left the corporate world is because I got so tired to having to kiss someone's a$$ just to gain their trust. All I want to do here is hang a flyer in the break-room,...why should I have to bring flowers, candy or a box of donuts for that?

To solve my own problem here, what I need to do is get one of my existing tenants who works at the hospital or Goodyear and get them to post the flyers for me. I hate asking tenants to do this, but this maybe the only way.

I have not heard of the HR dept of businesses doing that! I've been doing it for years!

I don't show up in person, but I send my colored flyer with photos to the Chief of Personnel or the Human Resource Manager, with a letter stating if any of their personnel have a housing need, this property is available. It is ____miles/_____minutes from their location and is offered at a reasonable cost. Then I let the flyer do the rest.

I have sent info this way to: UTSA, St Phillips College, Incarnate Word, Trinity College, San Antonio Express news, San Antonio Water System, CPS Energy(gas/electric), local AT&T office, VIA(city bus dept), Big Red(CokaCola)bottling plant, HEB Warehousing(food store supplier),etc,etc. Also to the Air Force base and Army post housing offices, the Army Reserve station--any large employer of human beings who might need housing.

It's all in the way it's presented. I am not soliciting their people, I am providing a resource. --108.87.xx.xxx

I have a large mall 1 block from a rental house of mine. With so many employed at the mall, I too wanted to cash in the rental pool. So I went to a "Supercuts" in the mall and got the owner to place one of my rental adds in their waiting room. My add had color pictures, large print and professionally laid out.

The first day of posting the add at Supercuts I got over 20 calls and rented the house the next day.

To get the manger to post my add, I offered them a $100 gift card if my house got rented by someone who said the add in their store. Oh the manger of that store was also an owner...... --47.156.xx.xx

"Branded" items, like pens, notepads,tissues, bags, mugs, and all those other "giveaways", are not allowed to be in use by staff at Kaiser Permanente facilities, even in "staff only" areas. Doesn't matter if it's something from a drug company rep or something from a local charity, and they aren't allowed to accept "free food". Hubby couldn't use his "Dexter" shopping bag to haul in books to/from his office, because it had the Showtime logo. Other medical groups may have similar policies. --72.197.xxx.xxx
