State Specific Question About: COLORADO (CO)
Our tenant has been allowing her brother's family to occupy our property without permission for the last 2 months, with no plan for them to move out. This is in violation of our signed lease. What are my options? --75.71.xx.xxx |

Serve a "Notice to Cure" the violation, then move forward with eviction etc. if they don't take you seriously.
IF you want an empty place in the winter... --50.82.xxx.xx |

I'd give a 72 hour notice to cure or be evicted. Then follow through with it.

Talk to your tenant and have the brother and sister in law complete applications. If they meet criteria, and the property is being maintained, raise the rent $200 a month to compensate for increased wear and tear. Do not let people in whom you do not know and for whom you are not compensated. --98.146.xxx.xxx |

What Rathdrum gal said. Don't take it personally or as a loss of your control. Use it to make money. What if they are CA fire victims? --73.178.xxx.xx |
