Hi,

When do you tell the applicants or do you put in your ads that

e.g. the pet registration is $150, or the monthly pet rent is $15 to $35 per pet, etc...

Have the property codes regulated its fee in each state?

What is the market rate for a pet fee? Is it up to the location?

is my policy.

My ads state Pet Friendly. Typically, prospects will inquire via text about my policy and I then reply via text with policy.

These fees are effective in discouraging the irresponsible pet owners, so if you are not getting any push back, then the fees are too low.

By implementing this fee structure, and by refusing the judgement proof, my turnovers have become less costly, and the increase in revenue is significant. --72.172.xxx.xx

Check the websites of your local apt complexes. Locally they charge a little less than me.

We EASILY get $150 Nonrefundable Animal Registration Fee and $35 per month per animal. We have MANY with 2 animals = $300 to enter, $70 per month extra. It's free money!

Like dating, we don't present EVERYTHING until they like the home. The ads state "Pets welcome with an additional fee". Pet owners expect to pay extra. When they are ready to set a signing appt we go over all the numbers by phone or text.

Don't be shy about charging.

Alice, There is no standard for pet fees--just what each LL judges for his business. I don't charge pet rent, but I do get a $375 non-refundable pet FEE (not deposit) at the beginning of the lease. That is much less per year than most LLs collect, but my properties have experienced almost ZERO damage from pets over the years. That is because I have put pet doors in all my properties. My tenant with 2 big dogs is there 7 years and he paid (at that time) $325/dog. Access to the fenced back yard keeps 'accidents' from happening inside and also alleviates door and windowsill scratches, broken blinds, etc.

My condo w/2 cats also has a sm dog-door. So, no inside cat boxes to smell, no frustrated felines scratching the furniture or 'marking.' It is the single most effective way to eliminate damage from pets. --108.87.xx.xxx
